MELBOURNE’s western suburbs are a hot spot for Australians on the move as houses in other metropolitan areas become increasingly unaffordable. 

The west ranked third on the Australian Bureau of Statistics nationwide list of areas for “net internal migration” in the 2015-2016 financial year with 5491.

That figure is the amount of residents moving from within Victoria and Australia, according to a recent report from CoreLogic research analyst Cameron Kusher.

Second city Geelong came in at number four, with 4216, while the inner east and outer east lost residents in droves of 3305 and 2060 respectively.

Mr Kusher said affordability and lifestyle factors were behind the western migration.

“The data suggests that the outer, more affordable, areas of the city are generally seeing higher levels of migration than inner areas,” he said.

“However, the outer east does appear to be an exception, keeping in mind it is generally not as affordable as other outer areas of the city.”

Brajesh and Priti Shridhar recently bought their first home in Hoppers Crossing and will move from their rental property in Camberwell when it settles.

Mr Shridhar said budget was the number one factor behind the move west.

“Two is having good connections, in Hoppers Crossing especially, near to the station and schools and definitely all of the other facilities that are required are there,” he said.

Hocking Stuart, Werribee, agent Samantha McCarthy said homeowners and investors from across Melbourne — and Sydney — were increasingly looking west.

“I think there is a significant amount of infrastructure being put into the area,” she said.

“There’s the Pacific Werribee $400 million renovation along with countless schools that have developed over time through Tarneit and Truganina and some other great schools and transport with the Metro train line and Regional Rail Link as well.”

Ms McCarthy said prices were far higher the same distance from the city on the opposite side.

Mr Kusher said Melbourne’s 8270 net internal migration figure was its largest in more than 10 years.

“I think the key driver is the affordability of Melbourne relative to Sydney and a fairly comparable jobs market across each city. People looking to move somewhere are choosing Melbourne because they feel as if they still have a chance in the housing market,” he said.

There are a few cheap areas around as well as the west but you have to seek them out these days. What you can do is go on realestate.com.au and put a top price and bottom price in without an area specified- just put "Victoria"  You will have to trawl through 40,000 odd results but they are there!

I think you have to take into account the fact that the outer east is almost twice as far from the city as the outer west. That's surely going to deter people?
