How to rent properties in Australia

Hi all

 

Sorry about the silly title...

 

We are emigrating to Australia from UK in a few months and wanted to hear other ex-pats experience of renting in Australia.

 

We have sold our house here - but will be looking to rent for a few months when we get there.

 

As we have not rented for over 12 years and had a mortgage for that entire time - what do we need to bring?

 

Would any of the following be useful?

-Mortgage statements....bank statements?

- reference from Nationwide (has anyone ever asked for one of these? do they charge you?)

- reference from work here - states how long i've worked with company...

 

any advice greatly appreciated.

We sold our house private im afraid.

 

anyone else have any advice on what you need to qualify for a rental in NSW? We wont be working when we first get there...but will have enough for substantial deposit...

Hi, sorry to jump in on this thread, but we'll be in a similar situation when / if we move out there. We'll be renting out our UK house - not selling it. Neither of us have rented in the past, and we can't afford 3 months' rent upfront (not unless we delay going for a year to save up more money).

 

Does everyone require this "100 points" thing? If we get over there then it will be with a job already in hand, and hopefully a decent salary too, so would this be enough to appease the landlord / agent?

 

Hopefully any answers to my questions will also be of use to Jane2010 :-)

you definitely need the 100 points :thing: :) but if you get an Aussie drivers license on arrival, combined with passport and other docs you are fine.

 

If hubby has a job, a written statement from his new employer stating that he has full time employment (not a 2-3 month trial period) and his salary, will suffice. Also, a reference from the owner of where you first stay (holiday accomodation/furnished accomodation also helps. We provide a written letter, and often get called by real estate agents, and I have found it works.

We found it difficult to start with, as we kept getting rejected for rentals as never rented before, so got a letter from new employer, bank statements showing we had money upfront then paid 5 months upfront to secure property. I got estate agent in uk to write a ref luckily they had sold all our previous properties, I also showed the real estates here pictures all all the houses, we had previos owed so they could see how well kept they were. If renting in the uk get your current landlord to do a ref for you. Or maybe get a friend to do a ref saying how you have always owed your proprites & well they were maintained,

All that ID plus be prepared to do show and tell with your bank statements and talk up your job prospects and earning potential. We'd heard it would be a nightmare but to be fair when we told the agent my partner was in IT, he couldn't move quick enough to rent us the house even though we had no jobs. Not as bad as we were told it would be for sure.

 

But do read all the advice about taking photos, doing a really thorough job with the inspection report and shouting up early if you don't like any of the terms in the contract. Take no sh*t at the beginning because you'll get plenty from them when you leave!

A big thank you for all those who have replied to my posting.

 

So far I have gathered together - bank statements showing savings, I have passport (UK) Driving Licence (UK) but will also have an international licence....i'm also working on a reference from the mortgage company here (Nationwide).

 

We also have enough for well over 6 months + deposit.

 

I also have references from last employee stating how long i worked for them 7+ years...and a good employee...

 

Is this ENOUGH? We have not rented for a looonnngg time ...not since we were both students and sold out house privately.

Hi Jane, what state are you going to? I ask because in some states (particularly WA) it is just ridiculous at the moment. You can be the best possible tenant on paper, but not get the first few rentals you apply for... the preferred tenants might have a slightly higher income, or no kids, or the agent might just like the look of them more, for whatever reason.

 

Anyhow I'm telling you this just to say - don't panic too much. You may not get the first (or third, or fifth) rental you apply for, but at some stage you will find a property to rent. It can be a depressing process but just keep your chin up and you will find somewhere!

and the real estate company you sold through.. agents trust agents!!!

 

 

Well that's out for me after storming into our estate agents office a few weeks back and reading the manager the riot act...................the other staff thought I was going to punch his lights out....................and I'm not a violent man at all ! :err:

We have been shocked at the amount of people turning up at each house open.. There is on average 23 people per house! Yes you need all the ID but you will be at the back of the queue any way because of lack of work and rental references and because you are not Australian..they get first look. We are in our 3rd holiday rental within 5 weeks of being here and we thought we would have a rental by now.. Our only hope is that we found someone breaking a lease that will help us get their place.. I daren't say where or how it's that competitive! Good luck you'll need it x

Thanks themanns for your reply.

 

Hubby is Australian - so that might help. We are working on a reference from the mortgage company to show financially we are able to afford a mortgage etc for X amount of years..

 

Other than that I'm going to try and convert my international drivers permit for a NSW Driving licence as soon as I can....

 

Heres hoping we get something! We are hopefully going to avoid Sydney inner city and surrounding suburbs - going for Newcastle or Port Stephens area.

 

Anyone rented in Newcastle?

Defo get a letter on headed paper from your estate agent( if you sell through one) in the UK and proof of funds ( bank statement from the uk bank or Australian bank) and we had references on paper and email from friends in the UK to say we are clean tiday people and keep our house tidy etc

Also we set up a bank account on line when we were still in the UK and transferred some money over in to it in Australia and our bank manager here in OZ gave us a letter to say we had funds in the bank which helped to secure a rental. Good luck with everything.
