Love Shoes Posted July 24, 2012 Share Posted July 24, 2012 just had notification of our first property inspection for next week, within a 2 hour slot. I am new to this, so am not too sure what they do. The land lord has been round unannounced and was very happy, even said we can renew for as long as we want to and to treat it as we would our own home. Just wondering if you guys can give me a little bit of an insight as to do anything I don´t normally do before they arrive, the windows are all cleaned I do them regularly, the grass has just been cut and the garden is in better condition than when we moved in. The previous tenants did some damage and me being stupid did not put it all on the incoming form, too excited no doubt I will regret that one. We did take some photos of some damage though and did make a few comments not already noted. Thanks guys, I am worrying about this, even though I should not because the house is spotless clean, but if I need to do something I would rather be prepared than have them pull me up about it. Much cleaner than when we moved in, the neighbour´s all make comments about how nice it looks so really I don´t know why I worry, but I do. Yes I have seen some shocking places, I was talking to someone a few weeks ago who said they all go round to their .......... house just before the inspection and tidy up the yard & the house ....... as long as they come when my OH is at work I should be OK because he makes a mess :laugh: Link to comment Share on other sites More sharing options...

They said they didn't want us to leave as we had been such good tenants. We only kept it clean and paid our rent on time. I suppose not everyone can do that:confused:. I always water and white vinegar to clean mirrors and glass and then give a good buffing with an old towel (preferably one that is old, the harder the better I find). Somgirl Posted July 24, 2012 Share Posted July 24, 2012 Love shoes, I'm sure you'll be fine, I think sometimes it's requests from the owners which differ. We were asked to make sure we had no cobwebs on the railings! We also at last inspection, were asked to attend to the glass shower screen, it was clean, but had some smear marks on the outside, where I tried cleaning it with glass wipes! Guest guest17301 Posted July 24, 2012 Share Posted July 24, 2012 Our agent was particularly concerned with the oven, hob and extractor fan covers....make sure doors and skirting boards are clean, glass and floors. They have a trained eye to spot isolated weeds so give the garden the once over as grasses appear overnight in this weather...good luck and whatever you do dont stress over it..just clean it and hope for the best. Love Shoes Posted July 24, 2012 Author Share Posted July 24, 2012 Thanks peep´s, I think what is bothering me the most is what was left behind by the previous tenants, the things I stupidly never made notes of, like marks on the shower screen in the bathroom the OH uses, they are scratches and no amount of cleaning will move them. Also the hob is knackered, but the neighbour knows all about this and said she will be my ally if I need one, apparently the professional cleaner scratched it trying to clean it. Then there is the oven, I have tried and tried to remove the ingrained staining but it won´t come off, I did take photos of this and made a note, we hardly use it because we bought a combi oven ..... I am going to have a whinge about the oven and hob, hob in particular as it looks terrible. The garden looks better than it has since we moved in, even the gardener who the land lord sent round to jet wash the front driveway said he had never seen it looking so good. The previous tenants made their mark and all I can hope for is that the agent doesn´t try to fix the blame on us. Fingers crossed that they remember it as it was before we moved in ........ LKC Posted July 24, 2012 Share Posted July 24, 2012 It is always a bit stressful to have an inspection, but ours always went okay and that is with two messy kids. The only comment that the agent made on one visit was to remove the bird poo from around the pool. The day before we had a whole flock of wood ducks in the swimming pool which had made a mess that we hadn't had the chance to clean. I am sure that it will be fine. I'd have thought they'd just be happy that it was in a generally clean and tidy state with no damage and be happy at that! We've never had a rental inspection thankfully as we rent directly from the landlord. I think they must be, as they are bound by laws so I can´t see them breaking them, they have a two hour slot when they can just come in, they have to give 7 days notice for a routine inspection et et et It is all bloody stupid if you ask me, just another way of justifying their fees ........ I think they have to have your permission tho if your belongings will be in the shots.They are bound by lots of laws but it doesnt mean that some wont try it on.Whichever State you are in, make sure you read the full terms of renting on the relevent State tenency website....dont just rely on the little leaflet they give you at the Real Estate Agents. I understand what you are saying .... this is why I am going to be around when they turn up (during their 2 hour slot) all very official ...... don´t get me wrong I will be nice, but on the other hand I am ready for them too :wink: I will do some research and see if they are allowed to take photographs of my stuff. Your final inspection is the one to worry abou! Very true. They often home in on ovens and showers. Have heard some bad reports from folk here in Perth. The final one is when they may try it on. So exchanged many tips about inspections and one that came up a lot was: Change the filters in the extractor fan. Having said that, the only thing I was ever pulled up about was not cleaning the OUTSIDE of a roof window. I told the agent I already had a job and it wasnt cleaning windows. Unwise I suppose but the look on his face was a joy to see. In the end, as someone has already said, it depends on the landlord - our last landlord was a joy and released my deposit without complaint. Good luck! Fingers crossed that they remember it as it was before we moved in ........ you should have been given an inspection report when u moved in ...this way both you and the agents could have highlighted any probs from previous tenants ...if u didnt receive one ...ask why not !!! ....as im sure legally they have to provide one ...ive been renting now for over 3 yrs (3 different propertys ) and im sooooo over it ..... mrs keily Link to comment Share on other sites More sharing options...
