Guest mandy1 Posted December 22, 2007 Posted December 22, 2007 Hi all :arghh: I've not been on here for a while & was just wondering how everyone is getting on with their house selling! Ours is going frustratingly slowly! We accepted an offer at the end of September but our buyers are so slow at getting things moving that they only had the survey done a couple of weeks ago.I never imagined we'd still be living here at Christmas. Why can't people just get their fingers out. Until we get the house sale money through we can't book anything. Sorry to be moaning but I'm sure a lot of you know how it feels to have your life on 'hold' Anyway is anyone else having hassle with their house sales or is it just me? Mandy x
KazzE Posted December 22, 2007 Posted December 22, 2007 Stop ya bloody whinging, ya whinging pom :twitcy: at least you have a buyer, we have had NO viewings for the last couple of weeks and we haven't won the lottery again, don't they know it is way past my turn to win:arghh: Life is going to be sooooooooooo boring once we are settled in Oz, sun, sea and a less hectic life style and nothing to whinge about - what am I going to do :biglaugh: Do you know why they are going so slow? I would get your estate agent to speak to them, maybe even threaten to put it back on the market after Christmas if they do not pull thier finger out. Hopefully things will start moving again in the New Year take care :wubclub:
Guest mandy1 Posted December 22, 2007 Posted December 22, 2007 Hi Kazze I know I shouldn't be moaning about it especially when people can't get buyers at all but I am so bloody fed up! The buyers have had problems with the mrtgage (switching to get better rates etc..) which has slowed things down a lot. Our agents have been chasing them up and we did say it would go back on the market if they didn't get a move on. The buyers then rang us to sy they'd paid for the searches so I reckon it is all going ahead but its the hanging around thats the pain in the bum.You just don't feel that you're control of your own life. I can't wait to be getting on that plane and beginning a new life in Perth but at times it feels like its never going to happen. I am going to stop moaning now and have a glass of wine-lol Good luck with your house sale! Mandy x
ali Posted December 22, 2007 Posted December 22, 2007 You can agree a sale but tell them that you will continue to show people around - our estate agent said that this sometimes helps move things along for people who are intent on dragging their feet and who you think may pull out. Ali x

I don't want to frighten them off but at the same time things need to speed up a bit as we have our own agenda to deal with. Guest alliekate Posted December 22, 2007 Posted December 22, 2007 Hi there, Just to let you know we went thru hell selling our cottage - we got right up to exchange day and the b******d pulled out. Luckily we put it back on the market and sold it the next day - a total fluke - and the sale went through. But it was a very difficult period for us. Our previous buyer even tried to sue us for "misrepresentation" regarding (get this) a garden path, to get back the fees he had paid out, for a property he simply changed his mind on. Luckily for us, until a contract is exchanged, and without any proof, he was stuffed. Good luck, and it will come right in the end. A x

I think that they need to overhaul the house selling process so that buyers can't just pull out on a whim. I know people are entitiled to change their minds but once they are at the exchange of contract stage there ought to be some financial penalty if they pull out 'cause they are playing around with peoples lives. People see a house they would like only to find that the mortgage that they could get two months ago. Is no longer available from the bank at a price they can afford many of them try in vain to find an alternative bank hence the delay in getting a survey.
ali Posted December 23, 2007 Posted December 23, 2007 alliekate - our first offer (was a ridiculous one), and they tried to justify it by saying the extension had been built to our specifications (of course it had we hadn't intended selling when we had it done, and that we didn't have a garage - it wasn't advertised with a garage and they spent 2 hours over 2 days at our house. We refused the offer and sold it the day after to someone else - but your comment about the path made me chuckle. Ali

Is no longer available from the bank at a price they can afford many of them try in vain to find an alternative bank hence the delay in getting a survey. personally i think its just the buyer trying to get the property at a lower cost,if they dont have a mortgage in place prior to putting in an offer it shouldnt be the sellers problem and the proposed buyer should be made to pay a fee.the same thing happened to us i was in oz and was called by my wife to let me know the buyer we had (and who said he had the cash in place)had pulled out as he couldnt raise the capital we had to then go through the whole process again so in my humble opinion the seller should be due some compensation for lost time billy

Guest dave&donna Posted December 27, 2007 Posted December 27, 2007 Hello Mandy We've had our house on the market since Oct and estate agents say oct was the slowest month for selling for over 2 years!!! Sod's law. We finally did have our first viewer in Nov and they seemed to love the house and said they did in the feedback we got but it was over their budget!!!! So they must have come to 'see what they could have had' if they had more money.......... it's just so annoying cos you waste all that time tidying and making it look good and then you get all excited for somebody to say we can't even afford it .... but we love it. We're on hold now cos we don't want to start company sponsorship cos they say once it starts they want you out at the end of the 3 months and what if we haven't sold the house? It's a real waiting game and so frustrating. We're thinking of dropping the price if nothing happens at the beginning of January - I keep telling myself it's not worth losing our dream for another £3000 but where do you stop? We reduced it £5000 quite early on cos we had no interest and obviously we need all the money we take to move to oz. I think there's been talk of house prices dropping again hasn't there? I keep hearing rumblings of a possible recession and think WAIT TIL WE GET TO OZ pleeeeease cos if we didn't have the money from the house selling we couldn't afford to go. Will leave it for another few months though as hoping things will pick up in the Spring, especially if there is another interest rate cut! We can hang on - we have booked our validation visit in April so once we have got our passports stamped we can take our time but just want to get out there! Meanwhile .... anybody seen the exchange rate lately! $2.26 today - now that is a bummer! Gill, Phil and Harry

The irritating thing with us is we're in no chain & our buyers are first time buyers so it should all have been done & dusted in about 4-6 weeks and we are now 11 weeks down the line! We just want to be gone now and hanging around like this is just so stressful as until we get the house money in our account we can't book flights or accommodation and what makes it worse is that all our friends and rellies keep asking us when we are going and we can't tell them. All I can say is a vague "beginning of February" . W e want to organise a leaving do too but again we can't set the date for that until we know whats happening with the house. Good luck to everyone else & lets all try to keep CALM-lol. I don't know about anyone else but I feel like I'm in meltdown mode!!!! Mandy x
