Hi there, long story short i have been looking for child care agency in NSW area that could help to find a job and assisting in visa application for RSMS but if there is any good agency located outside of NSW i am more than happy to travel to the office.   2. Hi I've been in Melbourne for just over 6 weeks now. I have been on seek, indeed and gumtree as well as a few others looking for work in retail or hospitality. Ideally a little cafe or shop close to public transport. I'm living in Brunswick. I have several years experience in both up to a supervisor level, however I am finding the minute they hear working holiday visa I'm seen as no good. I will be getting sponsored by family here within 12 months so I don't intend on leaving anytime soon. If anyone has any advice or contacts I would really appreciate it. Thanks

    Melbourne Rentals Vacancy Rate Tighting Up

    The REIV rental vacancy rate for last month showed a slight tightening of the market in the past six months. The vacancy rate for Victoria was 2 per cent last month and averaged 2.1 per cent during the first six months of the year. This compared with 2.6 per cent in the last six months of last year. The vacancy rate for Melbourne was 1.8 per cent, down from 2.1 per cent in May. The metropolitan rate also showed a slight decrease throughout the first six months of the year, with the average vacancy rate at 2.1 per cent, compared with 2.8 per cent in the last six months of last year. Using the most recent data on the number of rental properties in Melbourne, the vacancy rate last month equated to about 4600 vacant properties. The vacancy rate is based on properties managed by REIV member agencies. Within Melbourne, the outer suburbs continued to have the lowest vacancy rate, with 1 per cent recorded, compared with 1.1 per cent in May. In the middle and inner suburbs, the vacancy rate was 1.9 per cent. If this trend continues, there might be upward pressure on rents following the stabilisation that occurred last year. The state's regional vacancy rate eased from 1.8 per cent to 2.7 per cent - a significant shift that reflected increasing vacancy rates in Geelong, Bendigo and Mildura.

Melbourne’s residential vacancy rate has hit 3%, the highest of all the capital cities, following an increase of 0.2% during the month of September, according to figures compiled by SQM Research. There are now 10,926 properties available to rent in Melbourne, compared with 10,197 in August and just 7,986 a year ago, equating to an annual increase of 0.8%. Hobart was the other capital city to register a 0.2% monthly increase, while Brisbane, Adelaide and Canberra recorded monthly increases of 0.1% in line with the national increase in vacancy rates, which now stands at 48,179 properties available to rent, a vacancy rate of 1.9%. According to SQM Research, the national vacancy rate has “hovered around 1.8% to 1.9% for the last few months, which may be an indirect result of the continuous lack of buyer interest in the housing sales market of late”. Managing director of SQM research Louis Christopher says Melbourne is the one exception to the expectation that national vacancy will remain in a fixed range for the foreseeable future. “It is very possible we will see Melbourne vacancies continue to rise from here as there is, even at this point in time, new stock still just being completed now,” Christopher says. The Sydney vacancy rate remained unchanged at 1.4% in September, equating to 7,769 properties listed for rent an increase of just 0.2% over the year. Of the major capital cities, Perth has the fewest available properties to rent at just 1,559 after the city’ vacancy rate fell by 0.1% over September to stand at just 0.9%. SQM’s calculations of vacancies are based on online rental listings that have been advertised for three weeks or more compared to the total number of established rental properties.

  12. The July rental vacancy rates show that the availability of rental homes in Melbourne continues to improve. REIV Communications Manager Robert Larocca said that the rental vacancy rate for Melbourne increased to 2.5 per cent from 2.2 per cent in June and was now well above the average for the past 12 months of 1.75 per cent. Mr Larocca said “the reduction in population growth and increase in construction of new dwellings is now beginning to provide easier conditions for renters. “The availability of rental homes has been very poor for the past six years and renters will welcome the recent increase in the vacancy rate. The fact that the vacancy rate is still below three per cent indicates that there are still too few rental homes. “The highest level of vacancies is in the outer suburbs, where 3.2 per cent of rental homes are vacant. This is a substantial improvement from June, when the vacancy rate was 2.1 per cent. “In the middle suburbs the vacancy rate is 2.6 per cent – a small improvement from June, when it was 2.1 per cent – and in the inner city there has been a slight tightening from 2.4 to 2.2 per cent. “Rental homes in regional Victoria are still scarcer than in the metropolitan area, with a vacancy rate of 1.6 per cent compared to 1.5 per cent in June. Of the three main regional centres, Bendigo still has the tightest rental market, with a vacancy rate of only 0.3 per cent, down from 0.5 per cent in June. In Ballarat the vacancy rate was stable at 0.8 per cent and in Geelong there was a minor reduction from 2.4 to 2.1 per cent” Mr Larocca concluded.

  22. I was just looking through the REIV website and saw they have posted their rental vacancy rates for August 2009. For the inner suburbs it has improved from 1.1 to 1.5 per cent, in the middle suburbs it also improved slightly from 1.1 to 1.3 per cent and in the outer suburbs there was a tightening from 0.9 to 0.7 per cent. They also say that Melbournes population is growing by 1700 every week and not enough houses are being built to keep up with demand.
