  1. Fairly (ok very) unknowledgeable about car leases. However, if you were only planning on being in Australia for a reasonably short time ie: two years, would it be better to lease a car rather than buy? Our friends are moving out next year (with a plan to only stay for two - long story). They don't have the funds to buy a car and don't really want to take out a loan for a car and then have the hassle of having to sell it only a few short years down the track. I said I would ask on here - any knowledgeable folk able to enlighten?
  2. Hi everyone, After 5 years in Melbourne, we're relocating to Perth with my job. As a result we'll be breaking a lease on a 3 bedroom townhouse in Altona, Melbourne and are looking for someone to take it over. The house was brand new when we moved into it in 2011. It has a huge downstairs and 3 bedrooms upstairs. The main bedroom has an en-suite and walk in wardrobes (and balcony) and the secondary bedrooms have built in wardrobes. Outside is a very decent sized garden for a townhouse and not some tiny patch of grass that is so common is lots of the smaller townhouses now. The house is only one block from the water and also one block from Altona coastal park (a huge open area with walk paths and kids playground). Its been brilliant for us and our growing family (have had our two boys since living here) and we would not be moving out if we were staying in Melbourne. The rent is $570/week and we will likely be moving out around middle/late February 2015 (just trying to finalize plans with work now). Pictures below are from the real estate websites - obviously its a bit more 'lived in' now but my photography skills wouldn't do it justice. If you need any more info please just drop me a line. Happy to help out with any advice regarding the Altona area / Western suburbs also.
  3. Hi, We are offering our flat to rent due to a moving overseas (we are breaking our lease). It's a big duplex located near to tram and buses (the city is 15 min away) and Glenelg Jetty road (lots of shops and supermarket). In the first floor you'll find the living room, dining room, kitchen and the laundry (with a second toilet). Upstairs you'll find 2 bedrooms with built-in-robe and the bathroom. One of the bedroom is very spacious (you can easily fit 2 king size bed) and the second one is slightly smaller (you can fit a queen size bed and still have space). In the bathroom there is shower, a bathtub, toilet, and a sink with a large cupboard (lot of storage). The flat can be furnished (we are selling our furnitures). It will be available the 2nd of april for a 6 or 12 months lease with Mc Cammon real estate agency.   4. After a very positive conversation with the CO yesterday, we have decided to head back to Brisbane in early June as wifey needs to start getting some time under her belt on her one year RRV. It's fine for me to enter on a tourist visa while waiting for my sub class 100 to be granted subject to usual "no work" and "leaving every 3 months for a few days etc" If all goes to plan, I should only need to go offshore twice before visa is granted late September(ish!) With that in mind, we are looking for a 3-6 month lease on a 1 or 2 bedroom furnished property anywhere along the Brisbane/Gold Coast corridor. Most agents are looking at a minimum 6 months and Gumtree is always a bit hit and miss so any suggestions welcome:notworthy: Thanks in advance peeps!

    Advice please

    Hi Folks Two weeks ago I instructed my agent I wanted to break lease. They advertised the property. My neighbours told me today that on Wednesday last week there were about six real estate agents in the property without my knowledge. It looks like the current agent has been given the sack. Does this leave me just paying the rent for another 3 months? do I have any rights at all? The new agent has advised me to make a claim at the court to seek an order for a settlement figure. Anyone have any experience of this? Millie x

    Rental Lease Question

    Hey all, I've a quick question regarding a rental lease: What is the notice period to vacate a rental which is outside its lease? I had an initial 1 year lease which ran out approx 6 months ago and didn't sign into a further lease.

Hello everyone, My partner and I are moving to Mandurah from the start of october, Visa and job all sorted but I am worried about the rent market, My question is for a max of $450 a week hopefully lower :biggrin: will it be hard to get a lease fast? We have 10 days booked into a hotel so we can look for perm accommodation, It must have air con and be nice. I will be starting work after that and want to have our place sorted as fast as possible. Any advice would be great, Can't wait for the move but the renting does worry me so please dip in with your thoughts.

The property will be available on an initial 6 month lease after this time and after that yearly. Three Bedrooms main with balcony overlooking garden. All bedrooms have fitted wardrobes.Two way bathroom( recent refurbish) and seperate loo. Lovely kitchen newly refurbished with D washer, seperate dining and good sized lounge,laundry and downstairs loo. Polished wood floors throughout and reverse cycle air con. Outdoor wooden deck for bbq's etc. House is down from the road level so fairly private and back garden is a natural setting with loads of trees, very pretty environment. The current rent is $370 per week which is great for the area If anyone is interested please pm me and will arrange for you to have a look or send pics if you are still o/s thanks kath
  10. Hi Everyone, So with the visa finally approved we are flying into Sydney next week!! But reading these posts I'm now getting worried about whether we are going to be accepted for a 12 month lease by any agents. We have a couple weeks short term accommodation arranged to tie us through over Xmas until the New Year but basically I'm worried the sticking point will be that we don't yet have jobs or any job offers confirmed. We have the money that we could pay a couple of months rent up front in advance but does anyone have any experience with a similar situation? Is there any point trying to get a 12 month lease through an agent until we both have found jobs or should we just invest our time in a holiday rental that hopefully won't suck up ALL our savings? Thanks!

  16. I need to relocate to NSW but I currently have a lease agreement until February 2012, I have spoken to the rental agency and will be able to sign over the lease agreement. It is situated in Werribee, about 40 min drive to Melbourne, 1hr by train. It has 3 bedrooms built in wardrobes, 2 bathrooms, toilets, ensuite and walk in wardrobe to main bedroom. 5 min drive to train station, schools and shops walking distance. Good home to find your feet, $265 per week. Need to move ASAP.
  17. We are 7 months into a 12 month rental agreement, we were rushed into takin this house as we were in paid for accomodation by my partners work, (which was awful!!!). We really want a smaller house, but bigger garden and pool, we have seen a house we would like but worried about breaking our lease we dont know all the ins and outs of doing this! what happens to our bond etc, can anyone help. We haven't decided this is what we will do just a thought!!
  18. Hello everyone hope all is well and good? Not posted on here for a while as been loving oz life but now have a big problem and seeking help . We are currently renting in Brisbane and have been in same property for past 6 months. our current and 1st rental agreement is due to end mid sept, we received renewal of this rental contract mid july which commenced rental agreement from mid sept till end jan 2012. just previous to receiving the renewal contract my husband applied for a job in cairns but hadny heard anything, so when we received renewal contract ( 7 weeks before commencement date!!) we signed it, after a couple of phone calls from real estate agent chasing us up, then when they had lost it, threatening to issue us with a 'Notice to vacate'. well, since then, my hubby has been offered the job and its too good an opportunity to miss, the problem is, the landlord doesnt want to let us out of this renewal contract which starts in 2 weeks(!!!!) as he doesnt want to be out of pocket. We have sent him an email (via estate agent) but he doesnt want to budge..............Can anyone give us some advice or tips to help fight this??? Thank you in advance, we are desperate to get to Cairns but cant pay rent on 2 properties at the same time :err:

    Brighton East lease break

    Having been here 18 happy months we are ready to size up to a bigger house and being the impatient type I want to break our lease. Anyone fancy a neat and tidy 3 bed townhouse with air-conditioning in the fabulous Gardenvale Primary catchment? Walking distance to north Brighton and Gardenvale train stations into the city, tram, Landcox park and so much more! We are only moving around the corner cos it's a lovely area!

On offer: 2 bed ground floor appartment in Glen Iris in a quiet and good area in a 'no through road' Edgar street. Private courtyard for a barbie (where you can keep a car also) and garage for one car. Trains and trams are just 5 mins to walk to, Coles 10 min across Monash freeway, plenty of other shops in near by Malvern and Camberweel. City can be reached by train in 15 min, St Kilda beach by tram in 20mins. Rent is $350 per week.

    Novated lease dilemma

    Hello, I have the option of a novated lease through work, I have compared the cost v's a car loan for the same vehicle and the novated lease comes out tops. It's via sg fleet and I wondered if anyone could give any advice if they have done the same, and what there thoughts are? I have done a search on here and there are some conflicting views.     Breaking lease

    We've decided to call it a day and head back. We have a 12 month lease on a house (pricey $1250/week, 3 bed house) in Sydney which is up in October. Planning on leaving in June our intention is not to pay the last month's rent and let them use the deposit for that. Obviously cash is tight. There's no probs with the conditon of the property, and it'll certainly be cleaner than when we moved in... Does anyone have any experience of this? We don't plan on returning to Oz. Thanks in advance for your thoughts.
