Hi Folks Two weeks ago I instructed my agent I wanted to break lease. They advertised the property. My neighbours told me today that on Wednesday last week there were about six real estate agents in the property without my knowledge. It looks like the current agent has been given the sack. Does this leave me just paying the rent for another 3 months? do I have any rights at all? The new agent has advised me to make a claim at the court to seek an order for a settlement figure. Anyone have any experience of this? Millie x

Hi Folks, I'm looking for some advice! We're renting in Perth. I agreed at the start that the Landlord could keep the Electricity in his name and I would pay the Bills as there are 30 Solar Panels on the roof of the house. I took this to mean that if there WAS a Bill (i.e we used more Electricity than we generated) then I would pay that amount, and if there was a credit amount (we generated more than we used) the landlord would keep the credit amount. All fair enough I thought as he did install the panels. I've just had an argument with the Rental Agency and the REIWA advice line, they are expecting me to pay the landlord for the electricity I have used, as well as Synergy paying him for the electricity generated on MY roof! I honestly feel like I'm being ripped off for the Electricity as I chose this house because it had solar, I'm paying about $50 a week more rent than any other house in this area, I believed because of the solar panels! Has anybody come across this before? Any advice would be welcome!

All Just a quick question, our cat damaged 1 carpet in a rental and the landlord has had a quote to replace two with the most expensive carpet they can find and our realtor has requested all of our bond money to be withheld. The bond money is 2000 and the carpet quote if 2450, I have lodged a dispute, if this flies, can they ask me to pay the difference, i.e. 450? The second carpet was rooted when we moved in with 4 brown stains and then the boiler leaked and made more mess of it. We had small red wine stain in the corner which the carpet cleaner couldnt get out and now they say we have damaged it. We have but it was already screwed and I put that on my entry report. Plus the realtor agreed after the inspection that we only had to replace one carpet and pay for an additional 3 hours of cleaning, so all be careful of rorting landlords. Grrrrrr Sean

Hi, Can anyone recommend a company to use for landlord insurance for UK property rental please? All the ones I have looked at say you must be a 'permanent UK resident' in the terms and conditions. Thanks

Hello, my hubby and me are going to move to Australia in February 2012. I've read here that some immigrants/tenants provide a cover letter like an introduction letter of themselves to the real estate agent or landlord. Mostly tenants in overcrowded cities do because they don't want to be forgotten with 30-40 applications on one house only. They write 1 or 2 paragraphs about themselves with a nice photo. My question is what details do you put in such a letter? Name, age, marital status, but how did you write it in detail? We are moving to Australia because...We want this house because... Thanks a lot for any advise!

Ive been told by my usual building and contents insurer that i need commercial building insurance if we are renting our house out. Is this correct and can anyone recommend a company that will basically do everything for you as i have left this really late to sort out and have very little time. Also, im having probs finding out the rebuild cost of my house? Anyone know a way to find this out without physically measuring my house? Help!:arghh: Thanks Emma x

We have decided to let our house out and I have an appointment tomorrow with a solicitor to draw up a tenancy agreement. I haven't a clue what's involved, so any tips on what I should ask to have in it? I know he'll know himself, but is there anything I should be including to make things a bit easier while we're away?
