  1. Hi, been living in Australia for years and now dual bristish and Australian citizen. I’ve sold my UK property and wondered if anyone has done the same and how that effected their Australian tax return? Do you have to pay capacitor gains tax? How does it work?

    Can we take equity back to UK?

    This may seem like a daft question,. What are the implications of selling a house in Aus, making money then taking that back to the UK? We are migrating in Jan, our plan is to buy but we want to return in approx 5 years, thanks all.
  3. Hi, On considering our move to australia, we have come across several companies who offer to buy your house, even though it is in negative equity. We are about 10k neg equity on our house Has anyone used these companies and if so, are they safe?! thank you kate

Equity Partner Positions (Management Consulting) I made the move out to Australia (via career stop in Hong Kong) at the end of 2009 and am very settled in Brisbane and working successfully as an equity Partner in an Australian boutique Management Consultancy/Business Advisory firm. The company has capacity for new Equity Partners in Brisbane (where I'm based), Sydney & Melbourne. This may be of interest to folks with the right experience and background (as Oz is short in this area) so if you've got 15-20+ years industry experience at Senior Management/Executive Management/Director level running a business, business unit or with significant P&L responsibility, have a background and wealth of experience you think would be valuable to business owners in Australia then drop me a line at richard.moss@eborders.net or PM me. The roles involve management consulting/business advisory into privately held businesses with annual turnovers in the range of $2-200 million a year and working directly with the owners and shareholders - so you need to be confident, know your stuff, have the ability to do the work yourself (no juniors to delegate to here) and have an honest/ethical approach to our clients business it could be worth having a chat. To be clear - this is not a development role for someone, you've either got the experience or you haven't and if you have, its really interesting and rewarding work! Finally, there's no "hiring deadline" and no pressure applied so for anyone looking to emigrate and not sure exactly when, where, or if the visa will get approved (been there!!) this discussion will work around that.     Using OZ Home equity

    I am planning on returning to the UK with my family. We thought we would return there for a few years to see if we can settle back into UK life, before making a decision to permanently settle. I have a property in Sydney with plenty of equity and am wondering if it is possible to rent the Sydney property, take the equity out of the sydney property and take that money to the UK to buy a house there. Is this legal/possible/feasable/ a bad idea ???? Andrew

  8. This might be a daft one and if it is i apologise in advance. I have some equity in my UK property (which isn't selling so we will try and rent it) and was wondering wether Aussie banks would consider this when buying a property in Australia?

    Tax on released equity??

    We are looking to release equity in our UK house to enable us to purchase over here in Aus. The accountant in the UK tells me that we are Tax-Free from the UK aspect but does anyone know if we would be liable for Australian Tax on the money we bring in? Also is there any timeframe on bringing money over after your initial arrival? Thanks

Hi I wondered if anyone can help we currently are renting out our family home in the Uk and have quite some equity which we would like to release but our current mortgage lender says unless wages are being paid into a Uk account then they will not remortgage? Is this the rule for all lenders ? If not, we are in a position to change mortgage providers so can anyone recommend a company that would enable us to do this. Thank you Debs and Gaz
  11. hi we are in negative equity on our house and would rent it out whilst we are away and not sell for few years. whats likely to happen if we dont admit to having a motgage on the SS 176 form? i feel that if i admit to being in negative equity it will go against us so cant i just pretend i dont have one? Thanks
  12. Hi everyone, I have been living in Australia for 10 months now and am starting to feel really settled now. As we couldn't sell our house in England before we left we rented it out and came to Australia with not alot but it's all worked out well. We're now thinking of buying and were gonna try and sell our house but someone said that we could use the equity in our house in England as a deposit for a house over here. We're with HSBC in England and as they have banks over here thought that may make it easier. I was just wondering if anyone had done it or could give me some more information. Hope someone can help.
  13. We are moving to Perth 26 June (Wow, that sounds good to me!) and have decided to put our house on the market. We plan to buy once we have settled on an area and hopefully the exchange rate improves! In the meantime, please can anyone advise a) how long do you have to work/live in Aus before you can apply for a mortgage and b) advise on investing our equity for 6 - 12 months of approx 160K. Many thanks for help.
  14. Hi all, Realistically how much savings and/or equity one need to have before a sucessful state sponsorship? My partner and myself are both young and never been on the UK property ladder. I now work in the USA and have a good job and we have some savings but no equity. I have read some people getting turned down state sponsorship due to not enough finiancial state. So how much is needed? Thanks!

    equity

    friend of mine who has had visa for 3 month has virtually lost equity now with no house sale looking likely and they flying off in sept to aus on perm visas. can they just tell mortgage they cant afford the mortgage and hand the keys to the house back to them, i know they dont really want to let it out as they have a little bit of credit card debt too, as he been out of work with the recession for a few months too. crazy world we live in , but i suppose once your ready for the off u have to do what u have to do . anyone heard of anyone just posting there house keys to the lenders ?
  16. Hi all, Just thought I would do this new thread to let you know that I have had two new valuations done on my property. Both came back putting us in negative equity by 18k and 10k I can't believe it :arghh: when I think at the start of this process I had 25k equity it makes me feel sick to my stomach. Bloody Crdit Crunch!!!!!!!!!!!! it's doing my f'ing head in. I have tried the Red Envelope, Green Candles St Joseph and nothing not a blooming thing. This means that we will no longer be able to fulfill our Oz dream at least not yet any way. Still all is not lost I have decided to book a holiday in May so that I can validate my Visa before it runs out on 4 June. Have found somewhere to rent and now just need to sort out flights and then save like billio. Will keep the house on the market just in case miracles do happen :biglaugh: Sorry folks all I ever seem to do is moan and groan but it is so frustrating as I am sure many of you on this forum know.
