  1. Peach - i'm with Simply Business (Finsbury is provider) and yes they do, though I don't recall this being made clear to me when I purchased the policy. I now wake up to an email from the Prop Manager (real estate agent) advising the reason why this month's rent has not been paid on to me is because a flea issue has not been resolved. Essentially the expense has not even been incurred yet!! (pest control contractor didn't respond to PM's query). Apart from a 1 pager "Terms of Marketing / Authorisation to Let" which is only signed by myself , I don't even have a contract with them - they have never sent me one! I would request it, but now I am thinking no point as I want to change. If anyone can recommend a good property manager I would be grateful. This is stressing me out. Thanks
  2. Hi All, I have a property which I rent in South East London, I've recently moved to Australia. A local letting agent is managing the property for me but I've been disappointed with the service I've received. Can anyone recommend a good letting agent or property manager? The only other one I've come across online which looks good for an international landlord is Hamptons however they charge a hefty 17-20% of the monthly rent. Also, how difficult is it to change over mid-tenancy? Regarding non-UK landlord insurance, I've now been told by two brokers that to be covered I need a contract with the property manager confirming a minimum of 2 property inspections a year. Is that always the case? Thanks in advance.
  3. Another question on this if I may. If I want to qualify as a temporary resident for tax purposes to benefit from the tax break on UK rental income , do I still need to get a Tax File Number? Can temporary residents for tax purposes still qualify for a medicare card? Thanks
  4. Hi All - wondering if anyone has experience in leveraging the equity in their UK rental property to assist with a deposit for an Australian residential property. Wouldn't be needing much, say £20K - £30K. The LVR would remain under 70%. I'm a bit concerned my bank might make me switch to an expat mortgage and pay a higher rate, or worse yet say no given I would be a non-UK resident.
  5. Thanks for the link. Yes, you assume correct. I am not a tax resident of NZ since I haven't lived there for many years but in this case I don't think that matters since the temporary visa holder requires NZ Citizenship, not NZ tax residency.
  6. Hi Alan - yes, I have dual citizenship - UK and NZ (and no ties to an Australian partner) so I would initially be be a temporary visa holder. Thanks for the link to the blog on the FB group.
  7. Why is the OP paying tax to the ATO on a UK rental property? I thought he wouldn't need to thanks to the double tax treaty between UK/Australia. Linking this to my own situation. Thanks for your advice.

Some days I think I definately want to move, and other days I think I have a nice home and garden 20 mins from central London.. do I really want to go back to renting and living in a small apartment. Sometimes you just have to bite the bullet and give things a try, right?

  12. Hi All, I would be grateful for some advice regarding possible Capital Gains Tax on my property from an Australian tax perspective. I purchased my home in Dec 2014 for £335,000 - it's always been my primary residence. I would like to move to Sydney permanently in January and rent my house out. I have contacted 2 tax specialists and they've said if I was to sell the property in 2 years time for £400,000 (it's currently worth that) I wouldn't have any CGT to pay in the UK, but they can't advise me on the Australia tax implications and suggest I speak with someone who can (a bit surprising since one is apparently an expat tax specialist). Can anyone shed some light on whether I may need to pay tax to the ATO? I understand I'd need to complete a tax return for the UK while living in Australia. Thanks
  13. Thanks for your reply Marisa, and in particular for flagging to capital gains tax. I wasn't aware of this - will speak to my accountant asap. Disappointing to think I might now have to sell before I can move to Oz. 28% is a huge chunk.
  14. Hi All, First time poster here. I'm a Kiwi who's been living in London for the last 12 years. Have enjoyed my time here, but feeling the pull to get back down under to be closer to family, enjoy warmer weather, the beach and just generally to have a new adventure - in Sydney. My contract at work finishes on 2 Nov, and I plan on moving in mid/late Jan after Christmas. The time has come for me to start putting the plan in motion - selling a few things, getting my house ready to become tenanted etc. I am a single lady (41) and very nervous about doing this on my own. I have a brother and his family, and 1 friend in Sydney and plan on getting into the salsa scene to meet people and continue my dancing. Will also join a global expat network, Internations. Have any other singles made the move? Seems like everyone on here is married with kids. How long does it take to make a few friends, get a job and generally start to settle in? Thanks, Carrie
