  1. You also need to take into account if you rent the BTL insurance. I pay £30 with Nationwide, but as soon as that is finished I am changing over to Drayton Insurance as they were recommended to me by my letting agent and charge about £13 a month for my other propety. You also need to take into account the charge that a letting agent will charge. We pay 10% plus VAT but one of the big companies had a bronze, silver and gold service, different rates, I think starting at 12%, the gold being for those that live abroad and was expensive. They also sounded like they would send someone out at the drop of a hat, which of course you get charge for, plus any work. Our agent was a builder and is happy to look at stuff without charge and work out what is the cheapest option. good luck
  2. I hope that is the case for you. You could really do without the stress of having to get rent at 125% of the mortgage, but thought it was worth pointing out. One was a new BTL, that had been my residental home. The other was a residental mortgage with the nationwide and my partner changed it to BTL mortgage and we only had to pay a small admin fee, but they did want rent to 125% of the mortgage.
  3. We don't live in Oz but would love to. This is about renting your house out. We rent two houses out here and you need 125% in rent on the mortgage to get a buy to let mortgage. We have a mortgage on one of our properties of about £400 so to make the buy to let Mortgage people happy we must rent it out for £525, which thankfully we do. However you need to consider this as it isn't as simple as just covering the mortgage. Hope this is of help

  6. Hi I would be very interested in seeing how you get on. My partner is a window and fascia installer too and has done this for the past 18 years. I would like to move to Oz after spending a year there on my working holiday visa in 93. I don't really know if it possible, but I think that the only way for us to get in is through a job sponsor for a UPVC window and fascia installer. He doens't have a trade on MODL just lots of experience. I assume that they just won't have the people with experience and maybe, just maybe someone will sponsor him for work. My brother lives in Melbourne and his wife is always saying how cold it is in the house. Her friends laugh and think she must be use to it, because she comes from England, but she always has to expalin, we have central heating and double glazing and our houses are not as cold. Look forward to hearing how you get on and yes I agree there must be a big gap in the market. Plus I think that Australia has now introduced that all new builds must have double glazing. Of course I may just be dreaming (wishing) it. Les soulier
