I have just come back from a short hol there and really liked it. Will pm you closer to the date but if you would like to keep in touch just give me a shout. I am on facebook aswell Sian Hearse. I am in South Wales at the moment but husband has a sponsorship to come over.

Hi Sian
How are you?
Excellent would love to keep in touch and meet when you come out here.
Also if you need any info on Ellenbrook let me know, we have been living here for 6 months and love it. We lived 20 mins away before and I hated it as there was nothing around, you couldn't even walk to the closest shop. At least here everything is close to hand.
Anyway Sian better be off, take care and speak soon

Hi Kelly
I live in The Vines, which is only about a 5 minute drive from Ellenbrook. How old are your children. I believe that there at least 2 or 3 primary schools in Ellenbrook, along with Ellenbrook Secondary College (high school), there is also a brand new Catholic High School being built at the moment. If you decide to go private there are two schools to choose from Ellenbrook Christian College in Ellenbrook and Swan Valley Anglican School in Aveley (right next door to Ellenbrook).
As far as the different suburbs go, The Vines and Ellenbrook are as different as chalk and cheese. The Vines is an upscale private estate, set amongst The Vines golf course, average block sizes are one acre and prices start at around $600k and up to $2.1 million. The $600k price tag will get you a 4x2 on about a 700 sqm block.
Ellenbrook is not a private estate and there are different villages set amongst Ellenbrook itself. Woodlake is the oldest of these and not the most desireable, Coolomon is a newer area however, it has a higher percentage of Homeswest (state housing), Charlottes Vineyard is nice and has a primary school (Arbour Grove), the newest area is Malvern Springs.
Aveley is another area to look at it is a private estate and right next to Ellenbrook, houses run from around the $450k to $650k for a 4x2.
Hope this helps

in that same are there is also Henley Brook ( opposite sides of road .) get some info from developers if you want to build from new but a good way to go for new arrivals is to buy established you gain some things like fixtures eg light fittings /curtains etc etc also garden established Look they may not all be to your colour or style but can be changes as you go along or at least you can get yourself sorted and find way around and alter down track sell and rebuild .Will you be eligable for first home owners grant !! check out www.realestate.com.au west australia and scroll through listings for Vines, Ellen Brook , aveley , swan Valley are , Greenmount, ( more Hills country look but close to amenities ) Lansdale, woodvale all pretty good area"s also for schools check W A education dept schools in Perth-- for Catholic schools you don't need to be one by law they have to take in approx 40% on non catholics and as a general rule they are pretty good on behaviour standars eg bullying etc. The kids have to sign a kind of conduct contract of behaviour .

Hi Mal,
I think your builder agent was telling you porky pies.... Aveley is definately a private estate built by Multiplex. It is known as The Vale. Cooloman in Ellenbrook has the higest percentage of Homeswest in our neck of the woods.
Cheers

The Vale and Aveley are next door to each other I am not sure why they changed the names other than that Avely is supposed to be the better end. I can't stand all that snobbery. Where we live it is very quiet and we are in the first development ( were actually first to build ) in this estate 'Jane Brook" they split that into two area's so we have theTalbot Ridge estate and where we are is the originall Jane Brook --both nice .
We have some young families who i would guess are really struggling to pay mortgages and two young couples who don't have kids but have fancy cars and guess what !! we all live happily keep an eye out for mail, etc when one is away on holiday .We all just love living here so when you arrive here you find a place to suit you and be happy --don't buy into the we are better than you kind of mentality. The state housing here is definitley not run same as UK and you will find that a lot of them don't look after the house or garden so use your eyes and stay away from that and in the same way you may buy a lovely house and never know what neighboiurs are like they come and go as people sell up and move on. The Vines is lovely too and was originall built by Japanese for the golf course and there are some smaller blocks and town houses there too. I know a few people who live there .We originally had 5 acres at Henly Brook and just built our house right in the middle --I love the stillness of the bush and we only sold when my husband got too bad with arthritis to keep all that clear and tidy so we came back to suburbia . Good luck and be happy you will likely sell up and move to a different area after you get used to living here and find way around,
