As predicted there was an answering letter in today's paper from a kiwi family who moved to Perth 3 years ago, saying that they arrived with little extra cash, but managed to find a brand new house quickly and that they have never regretted the decision. They also made the point that the homeless people were rarely kiwi or British expats, as the letter writer had implied.
Because of our business we see a lot of new migrants & also happen to know quite a few kiwi's (through a second business) I havent heard anyone say they were unable to find a home at all although sometimes it does take a couple of weeks.
The real estate agents do seem to be getting on the wagon & trying to induce people to pay rent in advance but I dont think there is any need to do so. Unfortunately when you are new to an area if they lead you to believe that is what everyone does then you are encouraged to do so but just stick by the rules which is usually the bond & a fortnight in advance.

I actually agree with Emi-great that real estate agents take advantage of poms. No aussies would pay that up front. Two weeks rent and one month bond is normal and I can't see many kiwis paying too much up front either. I wonder if they know that you have to come over with enough to support yourself for two years and decide they want a piece of it. Still if you get the property you want, you're not eager to move and you have the money - no problem.
I have a holiday rental and that mostly gets rented out to migrants. most of them take it for four to six weeks and none of them have ever had a problem finding a long term rental in that time. My place is in Clarksom/Somerly and most of the people end up staying in the area. Incadently I have a vacancy for my brand new large fully furnished two bed town house with big balcony next to clarkson train station from the 1st of July. The rent is $450 per week. We are currently booked until Mid to late December so the timing might work out ok for you. We dont have a problem with pets as long as the owners are responsible. The garden is very pet friendly. I wont know until September what date the house will be available. We have Police recruits booked in for the Sep/Oct cource and will work out dates when they arrive. Don't leave it too long to book if you are arriving at that time of year as the good holiday lets go very quickly.
Great! Now I just have to get my husband to stop dithering and changing his mind about whether we are going, so that we can work out whether to go north or south. Hopefully we'll have a date before it's too late to book.
I keep an eye on realestate.com and it seems to me that the rental situation in Perth is similar to most places in the world - a half decent place, in a popular location, at a reasonable rent disappears fast, whilst houses with poor decor, in less desirable areas at the same rent will still be advertised weeks later. I feel news articles like this are scare mongering, maybe they're trying to discourage Kiwis from coming over!

I have wondered about this, as I have read several posts about people paying six months up front to secure rentals and always giving the reason as not having any rental history. Obviously this practice is beneficial to the landlord as they are guaranteed six months rent and earn the interest off the money for longer. However, I feel they are preying on people's need to feel settled asap.

There are 500 UK persons arriving in WA per week. Housing is very tight...The brit suburbs are already creaking, and the pressure on the others is huge..Still though prices are predicted to drop by between 5 to 20 percent over the next 12months!
