Rivervale or Maylands

Hello,
OH just been offered a job in Maylands, Perth, can anyone give us an idea of what the surrounding areas are like to live in, any areas to avoid or recommend, but affordable (as we are not millionaires yet) thanks

Please define "affordable", try to use terms like "dollars per week" or "rent" or "mortgage" in your explanation.

If you're both almost millionaires buying a riverfront property in Maylands is probably still outside your capacity unless you have an additional income of $20,000 / week from your book sales. Avoid Rivervale unless you're almost a millionaire because of drug money, in which case it could well be your next home. Don't run into the river when chased by the coppers.

oohh Hang me for not explaining properly...

I am hoping (but will have to wait and see what mortgage we would be able to get,) that we would be looking somewhere between 350k-450k. for when we come to buy, but that would be after we found a happy place to live. Would be prepared to commute to work for up to 1 hour. Have not yet decided to take the job yet as we were originally planning to head for NSW...
Don't do drugs...so not planning on that course of action.

Both Maylands and Rivervale are inner city but slightly east of the city centre. Being inner city they are both older area and are in the process of urban redevelopment. Suburbs surrounding Maylands are Mount Lawly and East Perth. Your chances of buying anything in either suburb within your budget is probably somewhere between very slight and nil. A good house in Mt Lawley might be a few million whereas in Maylands it would just under a million. Possibly an unmodernised small flat might be an option. On the other side of the river (Rivervale) you may have slightly more of a chance but the surrounding areas of Lathlain, Vic Park whilst being cheaper are probably still well over the half million mark.

Being prepared to commute for up to an hour makes almost everywhere (with the possible exception of Mandurah to Maylands), however once you're here you'll slowly change your mind about how long you are prepared to drive to get to work. Part of the lifestyle that brings many people is that they want more time to have a life outside the drudgery of work and travel. For me, a commute of more that 15 minutes would make me think about moving, or more likely changing job.

At the end of they day you will have plenty of choices that will largely be dictated by your budget and the lifestyle you seek. Do you want an urban or suburban lifestyle? Are you wanting a family (or already have one) and want quiet safe streets, do you want to be able to walk to amenities or are you happy to drive whenever you want a doctor/shop/restaurant/pub/cafe ?

When you get here, rent for a while, quite a long while (it's MUCH cheaper than buying), get to know what the various areas are like, let your lifestyle change, then look where to buy a place and "settle down".

No, I'm not wanting to hang you, but there more info you give us, the easier it is to answer your questions. I have a few friends that find Maylands very affordable, but their net worth is probably 20 times mine and their annual income is probably a 7 figure sum (and that's not including the cents !)

Thank you very much for your reply. Lots of info there. Sounds quite pricey though..mmmm dilemmas dilemmas. We would prefer sub urban really as we have one child (7 years) two dogs and 1 cat...
We would definately rent first...provided someone willing to let to us with animals...

Guys,
We live (rent) in Duncraig, which is about 17 mins north of Maylands by car (I work out of central ie East Perth just now) and my rent is $460 per week. To buy a house here (4 x 2) is around $550,000. You can buy more for cheaper further north, or pay more for less closer, but unless you really want the city lifestyle, why would you? I work most of the suburbs, and know what the standards are like. If you have any questions then just shout and I will be happy to advise. Note we have two labs, live 5mins from the beach (by car) 5 mins from a huge park (walk) and 5 mins walk from local shops. Glengarry primary school is a 2 min walk away. Renting is a big problem,,,especially with pets! more so with dogs! if you want more info on how to achieve it, just shout. Regards. Graham & Kym

Thank you for that -very helpful. Im still blown away by my OH sponsorship job offer..as I said earlier we were planning on NSW and now the goal posts have moved forward and in the opposite direction. Im still playing catch up with it all...Such a pity as we are planning (and have spent a fortune) on recce/visit to sydney over Christmas..and seems such a waste of precious funds if we are now not heading over that direction.
Change of subject..regarding your dogs..is it true that you have to have a dog license in Perth? and are there plenty of dog walking places..(not that mine come of the lead cos they bugger off and don't come back!!!). Is it also true that if you have a "dog" reference you may be able to secure a rental more easily?
SO many questions Im sorry...

Yep, goal posts move... Hope you keep up with the plot! Any how, yes you do need a dog licence for perth, but its cheap, and even cheaper if neutered (about $22 you can licence for 1 to 3 yrs) On the rent front Im not sure. We tried all sorts of incentives to accept our Labs, but nothing helped until we found a place that is let by a Pom who works in London! Lots of places say pets neg (negotiable) but few seem to!
