Both Maylands and Rivervale are inner city but slightly east of the city centre. Being inner city they are both older area and are in the process of urban redevelopment. Suburbs surrounding Maylands are Mount Lawly and East Perth. Your chances of buying anything in either suburb within your budget is probably somewhere between very slight and nil. A good house in Mt Lawley might be a few million whereas in Maylands it would just under a million. Possibly an unmodernised small flat might be an option. On the other side of the river (Rivervale) you may have slightly more of a chance but the surrounding areas of Lathlain, Vic Park whilst being cheaper are probably still well over the half million mark.
Being prepared to commute for up to an hour makes almost everywhere (with the possible exception of Mandurah to Maylands), however once you're here you'll slowly change your mind about how long you are prepared to drive to get to work. Part of the lifestyle that brings many people is that they want more time to have a life outside the drudgery of work and travel. For me, a commute of more that 15 minutes would make me think about moving, or more likely changing job.
At the end of they day you will have plenty of choices that will largely be dictated by your budget and the lifestyle you seek. Do you want an urban or suburban lifestyle? Are you wanting a family (or already have one) and want quiet safe streets, do you want to be able to walk to amenities or are you happy to drive whenever you want a doctor/shop/restaurant/pub/cafe ?
When you get here, rent for a while, quite a long while (it's MUCH cheaper than buying), get to know what the various areas are like, let your lifestyle change, then look where to buy a place and "settle down".
No, I'm not wanting to hang you, but there more info you give us, the easier it is to answer your questions. I have a few friends that find Maylands very affordable, but their net worth is probably 20 times mine and their annual income is probably a 7 figure sum (and that's not including the cents !)
