Headlines in today's PRENG jumping right out at us from below the masthead would beg to differ with what the previous poster had to say about house prices?

HOUSING PRICES CONTINUE TO MOVE UPWARDS

Prices for houses and other dwellings across much of Australia are beginning to move upwards, with September quarter data from the Real Estate Institute of Australia providing a positive outlook for homeowners round the country.

The market has been steady in Sydney and Perth although both cities have the highest prices for houses in the country. After several quarters of lacklustre prices, there has been a modest recovery in Sydney for the September Quarter with a 1.5 percent growth to a median house price of $538,400 (up 3.4 percent over the year).

Perth has seen a slight recovery in the September quarter, with its median house price increasing by 0.7 percent to $455,000, after a short lull in price growth during the first half of the year............. blah blah blah................

Despite what these so call ed experts and statisticians have to say about the market........ here in Perth it is still very much a buyer's market.......... and there are several bargains to be had. It is all a question of you the buyer doing your homework and researching the market.............. some of the houses here in Perth have been on the market for nearly a year. if it hasn't sold in that time Blind Freddie can see that the price needs adjusting as a matter of urgency!!!

I did an appraisal last week at a very nice house in Carramar............... i struggled to come up with a suggested listing price of $485K. Granted.......... the house was very nice and extremely well looked after. my trusty computer told me the house is worth on today's market somewhere around the $480K mark? They listed it with an opposing Agency for $525K.............. good luck to them if they can get it................ I'd rather walk away from the listing than throw advertising money down the drain for the next 6 months?

I'm doing some work at the moment as a Buyer's Representative......... rather than as a Listing Agent..... ie my brief is to source a bargain for my clients as i am working in their best interest; not the vendors. Obviously i am taking them through properties which i am full conversant with the history of same.................. i know from day one just how long they have been on the market despite what the listing agent is prone to tell us? ................ I have informed my clients to come up with an offer which in all probability will be deemed to be 'silly'. We're not bothered about that........... the vendors can take it or leave it........... if they decide to tell us to get on our bike........ then we will and we'll promptly go and seek out another bargain.

I wouldn't go as far as to say prices have come down in Perth.......... but they have definitely stagnated and a few vendors out there are resorting to prayer............ there's a lot of nailbiting going on.............. and at the end of the day......... you the buyer are well and truly in the driver's seat............ you just need to know what you are doing?

Hi Helen,

Russ my husband has done a one day course he got on quite quickly, and he is at college next week he got on this straight away, thats because the guy on the phone said if he didnt go straight away he would have to wait until march next year. The one day course cost 450 dollars, the week course is about 600 dollars plus he had to buy books 200 dollars. Then he has got to do his gas course we think is 3 weeks long.

Just be careful if you come and visit first we did this and got caught out and was not aloud double baggage allowance, it was a bugger we had 2 suitcases packed each to find on the day of flying we had only 20kg each. But thats minor as long as you know, we came out in June to visit well worth it we found, looked at schools got childrens names down and sorted for school, sorted our banks out and generally found where we thought we like to stay.

We put house on the market in the UK quite soon and glad we did thought we might have to change our date to come over to oz as house market in uk slowed down didnt think we were going to sell.
