(they are having snow storms and freezing temps over the other side of country!!).
I can understand wanting a new house - me too- I personnally would not go further north than Kinross. There are loads of new houses in really nice suburbs and good prices in Madely / Darch / Hocking / Alexander Heights and they are really nice areas and still only 10 mins from beach. Have you taken a cruise down south? Canning Vale area and Livingstone is lovely - amazing trees - . There are also lots of really cheap housing in new areas at end of freeway down Rockingham area.
Rockingham is a lovely watersport recreation area ( MUch better than up northern areas) and has dolphins swimming and a beautiful beach and cafe strip etc .
Look at 'Settlers' estate in Baldivis and Sucess and Atwell are new areas right on freeway with new houses and big shopping centres and schools etc. Your greatest issue is schools as there are always plenty of primary schools most to year 7 and all generally of the same standard but high schools are a different story. Usually very full and not always plenty around.

This is the BIG problem for Kinross and areas north of it.
Mindarie is lovely but no high school. The other suburbs i talked about above have quite a few really good high schools ie Woodvale high(excellent reputation) and Greeenwood high and other private ones.

It is no easy decision but dont rush it and make notes of areas in a book as you drive around and make note of the schools and little comments about what you thought they looked like because when you get home at night you mind will be a swirl of ideas and thoughts and you wont know what your thinking. When you have a book of little comments about areas they jog your memory and help you remember what you have seen and reminds you what you did or didnt like aboutk that area.
