Hi
Your house looks fab! How that'd be too small for anyone let alone a couple is beyond me-what are people on?. We are fairly nearby to you (loughborough way). We are only selling a terrace and too be honest I did think it'd go really quick but so far no luck. Good Luck with your house. We'll all be off to sunnier shores soon I'm sure!

Hi all had a tip from a friend, don't know if it will work for everyone, but say you want £245,000 for your house put it up to £260,000 and offer £15,000 cash back on completion, I have been told that this can make all the difference as people with a debt can pay off there debt to afford the new morgage.....
Ours goes up tomorrow...putting it up early because of all the delays in selling.....
regards
Ally

Hi Gill,
In Scotland everyone puts in verbal offers but your house in not really sold until missives are signed. This can take anything from 4/5 weeks to months. My husband (cynical man) says that your house is not sold until money is in the bank !!! If they pull out after signing missives all you can do is sue them for costs. Not easy-especially if we're at the other end of the World....Our house is under offer but subject to buyers selling theirs. We too have been advised to suspend viewing but are starting to fell this might be a big mistake. Don't want to lose these genuine buyers but also don't want to end up wasting months if this sale doesn't happen.

Feel sorry for you house sellers over there in the UK and all the tosspot dreamers and tyre kickers you seem to be attracting. It's most frustrating eh?

Well at least you are getting some viewings............. not the ones you want granted; but at least they are showing up!

Haven't had anyone look at this home for 3 weeks now............ the market has dried up completely. We aren't asking the earth for this decent Ross North 4 X 2 with pool......... can't get anyone through the door though?

Anyway; have to stay positive. Good luck with all your house sales in the coming weeks....... and take it easy on those Agents in the UK !!!!

Surely if you do this you'll be costing them an extra 2% in stamp duty !!!

They could afford the 1% if they were getting £15K back!....on a house up to £250k...
Only a suggestion, whatever manages to sell your house is the important thing!

Nothing at all thus far........... not even a silly offer as of yet?

My son sold it to this lovely Scouse couple almost 3 years ago; it's not what we call a big home although it is a 4 bedroom 2 bathroom house. It was an ideal starter home and the people we sold it to were very rapt with it as it got them a start on the property ladder.

Now after putting in nearly 3 years of hard work they have the means to move on up the property ladder............ so accordingly they now wanting to move on to bigger and better things............... but the stumbling block is that the market has stagnated somewhat here in Perth.

the selling of houses over here in WA is cyclical at the best of times. With the advent of good weather and an election just round the corner........ well once we get this bloody election out the way the property scene should buck up?

This is the quietest I have seen it in my 10 years of selling houses here in WA. Good news for any buyers coming over to Perth is that it is most definitely what we call a BUYER'S MARKET so you lot over there are laughing sandbags!
