put my house on market with agent on friday past, and it was sold at the price we wanted on sunday, two hours after the person viewed it, was i pleased yesssss

Welcome to Poms in Oz. It is lovely to see you on here.

This is great news about your house. Well done.

I have a question, not out of ghoulish curiosity but because I understand the conveyancing system in England & Wales but know nothing about the system in Scotland and I know that your house is in Scotland. I'm curious about how the Scottish system works because I know it is different from the English system

When your buyer made the offer, are both of you now locked into the deal? I've heard something about the buyer puts in an offer in writing and if it acccepted there is no turning back for either side? Is this so or is it just a rumour that I've heard and which I only half-understood?

I am intrigued to try to find out more about how it all works in Scotland.

A work friend just bought a house in Aberdeen, she had to put a sealed bid in and top bid won.

In the Scottish system a verbal offer is legally binding (off course there is nothing stopping anyone from saying they didn't make the offer in which case I would make sure I had it in writing before proceeding). However, as Ally says many properties in Scotland are going to sealed bids which have to be in by a certain date. This is causing huge problems because people with lots of money from the south are bidding 25% above the asking price which is pricing local people out of the market and makes it very difficult to decide how much to bid. The one thing that you can't do in the Scottish system is gazzump anyone as once you have agreed to sell there is no going back.
I think we should merge the English and Scottish systems together and we might actually get something that everyone is happy with :-)

We have sealed tender bids down-under too.......... thankfully they are not as popular as mainstream methods of sale.

We also ask for 'Expressions of Interest' too............ that tends to sort out the tyre-kickers from the rest.

No gazumping down-under........... leastways not in WA anyway?

Point of order.......... here in WA there is no cooling off period so it's important you as a potential buyer have done your homework prior to purchasing here in the west?

Don't rush into signing on the dotted line................... scrutinise the contract prior to signing. Contracts can be geared towards either party for their benefit.......... if at all you are unsure about anything....eg legality of addition re council approval, connection to deep sewer as opposed to septic tanks................ add a clause to that affect. Put everything down in writing........... don't rely on a verbal.

Good luck on this new viewing. It could be the 'one'. We haven't had any viewings at all this week so am getting a bit disheartened again. Still what can you do apart from drop the price a bit but then you amy still end up with no viewings anyway.

Hope you manage to sell. We have two people who want ours but they still haven't sold their own. We also had a young childless couple who came round but said our 4 bedroom detached was 2 small for them!?!?!

You definately get all sorts in this selling game. We've had one lady say that ours was too big (its a terraced!) and one saying it was too 'quirky' whatever that means. We've also had the 'just looking' types who aren't even in a positon to buy and the ones that are in a position to buy but want a 4 bed detached for the price of a terraced house! Oh well, in the words of the song ' always look on the bright side of life' maybe a buyers just a viewing or two away-fingers crossed xx

i had a couple round last night to buy the house no children just 4 dogs 2 seater sports car you no the type and they said it was 2 small look on right move le193ps already droped 45k got the visas
