I am sorry you are having trouble selling we used a company called Thomas Morris and was very happyhouse went on market and being told that the market was slowing thought it would take time to sell sold very quickly we didnt have to drop the price the estate agent has kept in touch we have also gone for a late completeion in the hope my nursing registration for Oz is through and we will not have to rent in Uk. the other option is to try and sell it yourself on the web have had 3 friends do this successfully. Market is due to pick up september I wish you good luck
Have you thought of looking into house auction. You can leave a reserve and you exchange on the same day as auction so no messing about with people letting you down.
I love the house doctor, clean, minimal, staged and neutral is the way to go in my books.
I don't know if the market is better down our end of the country, but my Nan had an offer within 4 weeks of putting her house on the market, maybe she was just lucky. (don't tell her, but not many of the above applied to her place!)
It's not nice, but have you asked your agents for feed back, asking them to be totally honest and not to spare your feelings?
I must be very frustrating for all those ready to go and still waiting on a sale!!
We've had our house on the market for over four months with only five viewers and four of those were just out for something to do...you know the type!
It's a bit different for us as we're in Northern Ireland and the market here has become so inflated that very few can afford to buy, but we can only live in hope.
We've got to the end of the year but I don't think it's going to be enough time.
My house has been on the market for 10 months. I went off to Oz in Feb, leaving my sister with power of attorney. After crippling my back on the way I had to come back and have only just been given the go ahead to go back to work. In the meantime, I have spent all my start up savings and cannot now go until the house is sold. I cannot afford to rent out as I am now desperate for start up capital.
I am not looking forward to the start of the new school year as I will have to do some supply work, which is a scary prospect, but I have to pay the bills!
I changed estate agents a few weeks ago and whilst they seem to be a lot more on the ball, there just aren't enough buyers at the moment. The E A says it's due to rising interest rates and the HIP's. I have spent money I cannot afford on redecoration and tittivating. then I had the first leak in 15 years which brought the kitchen ceiling down! That is now all fixed; with new decoration and flooring.
Perhaps the improved weather this bank holiday weekend will bring in the viewers. I'm keeping everything crossed!

We are in the same position. We put our house on the market the 27th May and within a week it was 'sold'. Since then the people at the bottom of the chain and their estate agents have been less than honest and have kept postponing and stalling. We made preliminary arrangements to be in South Africa at the end of August after they told us all would be done by end July - well here we are at the end of August (to say goodbye to family there and then go on to OZ) - all plans have been changed and we put our house back on the market yesterday. Goodness knows with the changing markets how long it will take this time round.
Our estate agents have been great through all of this but because of all this nonsense I have two very dissapointed teenagers one having given up her place at UNI and the other having given up the chance to run for headgirl at her school. Not to mention my husband and I who were so excited about going to Australia. We feel like we have been hit in the head. I struggle somedays because I know that if me & oh stay positive then the girls will be fine but it is very frustration knowing that throught no fault of our own we now have to put off our plans until we re-sell the house.
Just hang in there.

Hi,our house has been on the market for over 6 months,with 2 agents and only one viewer,so we have decided to validate the visa in 2 weeks time,then we are not under any pressure to sell.We were going to go in the new year but we didn't want to book flight tickets,incase we had to change them.We have to validate before may 3rd 08,but the flights were to expensive,so we thought 'lets just go'.
Is anyone's house a 4 bedroom or larger? I'm wondering if some buyers for this area of the market are waiting it out for the new HIPs, so they have less to pay on searches etc.
The houses on our end of the street are usually quick to sell because they are small two bed semis and suitable for first time buyers. Because of this my husband thinks we should wait until we have the visa, but looking at the trouble some people are having, I'm not sure...

Hi,yes ours is a four bed house,i have thought the same as you about the HIP thing,but have also read that some mortgage lenders won't accept them anyway,so whats the point in them.
