Good post Kate, there are plenty of properties around if people are willing to do a bit of work, very good property too that can come up.

In Somerville a house is going for auction I think its an acre or a bit more and the house has been knocked around and the block is very ordinary due to lack of care, however it walking distance to schools and shops, bus runs nearby etc so its perfect for someone who wants to roll up their sleeves and bring it back to life. Its in Gomms Road and its on realestate.com.au and I am sure that there will be a lot of interest in it.

Its far better to have a smaller mortgage and do some work than buy a fancy house and give the banks more money.

A lot of the houses in Somerville go for about $300 as they are about 30 plus years need refurbishing and a lot have been tenanted. However the land they are on is usually much larger than the blocks newer houses are on. The children of a few of my friends around here have snapped up these houses as they know the area and the facilities are here and they renovate them. Long term residents of Somerville stay in the area one family I know has lived in three different houses here. Small block, then acreage and back to small block. It might not look much on passing through but its a nice place to live.

It's the same as around here, many people are happy living in the cheaper areas. I personally wouldn't live in them as I prefer a safer environment for my kids but of course many don't have the option.

I actually disagree with you here Chris
I dont know personally all the suburbs Kate as listed , what i do know is that cheaper areas don't always mean a higher crime rate,, lots of factors play a part in property pricing from their location, to house styles, to neighbouring buildings,,Just because a house is on sale for under $400k doesnt mean its because it is in a street or area with a lot of criminals .

I totally agree though, the cheapness could be for any number of reasons, lack of infrastructure, industrialised or whatever.

From the suburbs listed, I would say there are only around 10 that I would class as undesirable.
The others are probably because of their distance from the CBD (approx 1 hour).
You will find that a lot of the areas are highly desirable. For example Lyndhurst and Berwick, to find a decent property in either of these suburbs you would probably be looking between $400 - $600k, both suburbs have minimal crime (if any). However, like Cranbourne, Narre Warren South, Doreen, Point Cook etc there are lots of new developments taking place where you can buy a basic 2/3 bed no frills house for around $300.
In fact when you look at the prices it is a shock that places like Noble Park and Dandenong cost more than the desirable suburbs of Monbulk, Somerville, Cranbourne etc.

If you were looking at crime rates, then I would be putting Dandenong as the cheapest in price.

I would hate to up sticks & move to the other side of the world & be living in fear & wanting to go home....
Ive found a site that gives you the crime figures, but not on individual areas....

Chris I think your friend being a cop has a job where he has to mix with undesirables and they are in every area of Melbourne, a lot of have lots of loot and live in very good areas.

My daughter's friend is married to a policeman as well and police life is undesirable that is the job.


Cannot judge a book by the cover. We have lived in Melbourne for over 30 years now and I would have to say I can only think of a couple of suburbs that I would not live in and I will not put them up here as I am sure even those suburbs have very nice people living there.

As for protecting your children you may be able to do that when they are young but once they are of an age to get around then its entirely up to them who they mix with and unfortunately not all friends come up to scratchy for us adults. The ones we think are not up to scratch have parents who are often thinking the same about our kids they are not up to scratch either for their kids.

Median means average. To be honest it is like Petals has said there are not many suburbs in Melbourne that are undesirable and even the ones that are would probably still be better than some of the towns in the UK.

I think you need to take the list with a pinch of salt for some areas though.

If I look at Monbulk where live, I cant believe the median is only $325,000 personally.

Firstly there is almost nothing going on the market, and whatever does tends to be 400-650 simply due to the size of the plots around here. Possibly it includes a lot of plots of land that are/were being sold at for about 200/250 for a half acre blocks.

Cockatoo & Emerald similar. Yes plenty of properties low 300's but also plenty for 500+

just did a quick check on realestate.com and in Emerald, 29 properties for sale. 1st one 280+ everything else 320 - 350 till 1.1 million
