nice suburbs to the north or north-east of melbourne

Dear all,

 

we would like to buy a 3 brm house with a good size of land in nice suburbs wihch are around the limit of zone 1 on train lines leading to

 

CRAIGIEBURN, UPFIELD, EPPING, HURSTBRIDGE, on the north (Pascoe vale, Preston, Reservior, coburg) or north-east (on the west or the south of la trobe univ) of melbourne (virtually outside the actual "melbourne").

 

our budget is topped at 600k.

 

most important features: safety and quietness, off main roads

 

other criteria considered: close to shopping center and parks, prefering good tree cover.

 

please kindly provide your valuable recommendations, especially if you are owing houses in these suburbs.

 

we are coming over early 2010 from auckland, new zealand to settle down in the most beautiful melbourne.

Further to your question on the other thread, I personally live in the SE and love it down here, it is great for the children and you get a lot more house and land for your money.

I will be honest in saying I do not like to judge any suburb and any views I have are always my own. There are places I don't like but yet others love them. I don't think there are many places that are as bad as some in the UK.

Craigieburn - We have a lot of clients who live up this way and love it. There are lots of new houses and you would get a lot for your 600k. However, most are new properties: 70 EXCELSIOR HEIGHTS, CRAIGIEBURN, Victoria 3064 - House for Sale #105993652 - realestate.com.au

 

Epping you will find mixed reviews, some say it's boganville, others think it is wonderful.

 

Can I ask, are you thinking of buying as soon as you arrive, as personally i think it would be far better to rent first and then look around the areas for yourself and form your own opinion.

Do you have jobs to go to as obviously the commute will be something you will have to factor in to the equation?

Thanks for your very detailed and helpful answer.

 

I will come to work at Parkville next year so train would be the best option for me to go to work from my affordable home which will possibly be in one of the above suburbs.

 

a good reason for me to start inquirying about these suburbs is I like to decide in which suburb to rent first in order to look into the neighbouring suburbs easily, so later I can buy a house in these areas.

 

tell you what? I actually prefer old but solid houses especially those with good-condition wood floor. and they are looking very classic as well.

 

initially my friends suggested me to settle down in east suburbs like mt albert, box hill, and other suburbs around the edge of zone 1.

 

but I found price of houses (3 brms especially) in these suburbs is now sky-high to me.

 

by the way, which suburbs do you think suit my criteria on the SE? e.g. 2-3 brms solid house in safe and quiet surroundings at a price better less than 550k. I would compromise on traffic to work if I have to, maybe around 40 mins on train. away from main roads if possible.

If you are going to work in Parkville I would look at Pascoe Vale, Ascotvale, Moonee Ponds, Essendon, Ivanhoe, Rosanna, Bulleen, Templestowe as they are closer in than the suburbs you have mentioned and it might seem ok to have a long commute but sometimes its not so good in practice.

 

Have a look at Realestate.com.au for these suburbs.

If you are going to work in Parkville I would look at Pascoe Vale, Ascotvale, Moonee Ponds, Essendon, Ivanhoe, Rosanna, Bulleen, Templestowe as they are closer in than the suburbs you have mentioned and it might seem ok to have a long commute but sometimes its not so good in practice.

 

Have a look at Realestate.com.au for these suburbs.

 

 

Id second this and push templestowe being better IMO.

 

If you want hills and trees then go for Eltham and even our to diamond creek. Both have train lines - hurtsbridge line i think.

also try domain.com.au it has a search engine so you can find property with a train station 2kms away for eg

 

With your budget you'd get a mansion . 400k gets you a nice plot with 4 beds, often double garage too.

What can you you buy in Melbourne in Zone 1 for 600k?

Why the fascination with Zone 1? The cost/time is not worth consideration when it excludes a wider range of housing options. Consider further out but taking access on Vline where they have fewer stops ie further distance but shorter time. (To give similar locations/examples in NZ/Akd - Train from say Pokeno to Auckland CBD would be faster than suburban train from Manurewa to Auckland CBD)

Bayside melbourne is similar to north auckland ie browns bay to takapuna. Elwood = Devonport

you seems very familiar with Auckland? were you from here?

 

currently I am staying at Te Atatu South and I love the quietness, neat and tree-covered streets a lot!!

 

I would like to live a suburb in Melbourne similar to Te Atatu South, in term of either environment, quality of houses or the relative location from CBD.

 

As said, I prefer to live a nice safe suburb evevn I need to spend say one hour on train.

 

By the way, how far from CBD to Greensborough by car during off-peak hours if you had experience? there could be one of my option probably? just love green suburb too much!

i live in watsonia, just next to greensborough by a few feet .......you'll get to the cbd in 30-40mins.....peak starts at about 6am to be honest. its always busy but always flows well.

 

if you really are going to be working central melbourne then you are better getting the train. parking can be difficult to find and expensive.

 

i work in richmond, it taken me 25 mins to get to work and then 10mins to find a parking slot and walk into work. but thats at 630am.

 

Trains are good from Watsonia/Greensborough/ up to Hurstbridge. If you want quiet, with hills and trees and decent house for your money then take a look at dimond creek. I think its really nice and with your budget you'll find a great place to live. Weve spent time out there and are looking to see whats available for us. A girl at work lives at DC, she drives in and it takes 40mins in the morning and just after lunch. The train will be just a little longer if your looking at the CBD to work.

we are actually just two adults but we prefer a bit more space so possibly go for a 3brm house anyway.

Bill I would follow up in more detail with Ratchet as for the money your are looking this is close to the city and full of established housing (much more valuable than new estate builds).

 

I dont know the area very well so would have just the same knowledge from looking at prices on the net.

 

However I am reasonably familarly with access from these parts via car to the eastern freeway so can comment on experience the journey by car was easy.

 

While in NZ I was based in Parnell and Newmarket but being such a small place socialised everywhere from Orewa in the north, Titirangi in the West, Howick in the East, Pukekohe in the South.

 

Consider Melbourne an Auckland with better money prospects and less state housing.

 

That reminds me the bush or heavy tree setting is best out near the dandenongs but becomes a bit of a distance for travel.

Watsonia is ok, its an up and coming area, so any investments now would give you a return in a yr or so. It has plenty of green areas, as do most places this way. Its family and community orientated and as i said offers a good distsnce away from the CBD with decent enough rds to drive on.

The houses are older and often need some TLC but they offer the outdoor space the new builds most defenatly dont.

 

I wouldnt recommend this area for two adults though.

 

I would get a lovely house in Templestowe/Eltham area or if you want more rural go out to the hills. Those areas offer you a nice community, plenty of green and sunday brunch at the local food house (melissas i think) really nice place, get there early or book!

also have a look on google maps and do the street veiw. you reallyy need to drive around and see the areas for yourself. short term let for 4 weeks and drive around every area, have a coffee at the local cafes and get a feel for the place. IMO your budget will get you a very nice 3bed.

 

Just to put another twist on it. Mount Dandenong is only 45 mins commute off peak.
