    Thread: Edithvale and Aspendale Gardens

      Edithvale and Aspendale Gardens

      Hi, I am looking at houses around Edithvale and see a big price difference between there and Aspendale Gardens. Is there something wrong with Aspendale to cause such a price difference?

      Aspendale and Aspendale Gardens are two different suburbs. Aspendale and Edithvale are right by the beach on the railway line, Aspendale Gardens is much further inland, and has no railway line.

      I lived in Edithvale for 11 years. Aspendale Gardens used to be low lying land and they built it up. It was most unattractive, same with Waterways estate, it was also unattractive land. Made into a suburb. I lived near the public golf course in Edithvale and we were very happy there, we moved to the Peninsula for more land. Have to say we are also happy here.

      We have only been here 6 weeks so can't really help in explaining the difference in price, but we absolutely love Edithvale and can't fault our lovely suburb : )

      It depends very much on what you are looking for - Edithvale is close to the beach, as has been mentioned and has a train station that takes you into the CBD. If you are working there then that would be a better option. Aspendale Gardens are slightly more inland and you would have to drive to the station - this is why it is cheaper. The houses that you can rent are much bigger and newer because of this - I looked at some there before settling in Mentone. There is a fairly large shopping area and I have been there for various things for my little girl so there is plenty to do (classes etc) if you have children.
      Weight up what's important - beach, transport, size of house and you can't go far wrong. I know people living in both places that are more than happy.

      Peak hour trains to the city will be full by the time they get to Edithvale, they have expresses which will have no seats in my experience and then there are the all stations. If you live at Mordialloc some trains start from there. Cheltenham is a good station to be near as well.

      The problem is that people who live on the Peninsula drive to Frankston and my daughter tells me the trains are full by Seaford these days.

      And to add some more transport info - if you get a train at 6.15am or before from there into the city, not only do you get a seat, but also the train ride is free of charge!

      My husband gets the train each morning around 7:30am from Mentone, further towards the city, and he gets a seat most mornings, even on the express trains. There are also plans to put more trains on in the morning on the Frankston line - every 10 minutes instead of 20. The trains are certianly busy but not as bad as people think. If you compare them to cities llike London and Manchester (both of which I have done) then they are great!

      Yep the powers that be are very bright more trains, but only one line so they follow one another and end up in the yards waiting to go in. Also the Frankston trains do not go through the loop which I find a nuisance in peak.

      My daughter came to see me last week, she got an express from the city and it took exactly the same time as the ordinary train, why following it
