Hi Tyke,

You are a star!! Thanks for that, I will look at those calculators as well. We have been told that we may qualify for the first time buyer allowance in OZ as well - maybe that will offset the cost of the flippin stamp duty!!!

Hi We have already purchased in Adelaide .Im currently just starting my skilled ind (Bricklayer) they will lend you 80% finance on property.Ours is a 4 bed 2 bath with rent guarantee for 3 yrs @6% of purch price.Everything is fairly straight forward .They apply for you to the govnmnt ,your income should be fine .ours was a land &build package through Devine homes ours was a 450SQm plot or 30m x 15m .Finance $219,000 total build price all in $274,000.roughly £113,000 our input to start off was £3,000 dep,then once sorted and everything in place you pay 20% we paid £22,000 in April then you pay interest on the stage payments.Allow roughly 23-24% of your total purchase price .We went out to see the plot in april for 3wks.June they sterted the build,Oct 11th Tenants moved in.Its all done for you .If you send me an e mail i will give you all the contacts you will need.Our property is now worth $305-$310,000 not bad since June 4mth build time on average.Hurry though as the plots are smaller for that price.Looked at another 2wks ago plots are 30m x 12.5m .best wishes Darren .Staffordshire paklaihung@aol.com

Hi Darren - thanks so much thats really interesting and I had no idea you could do that, we knew it was possible to secure a mortgage before going but didn't realise you could do the whole build, and for that price is fantastic!! I've emailed you and would be really grateful for the links that you have

We've been looking at going with Devine's no deposit land and house package but not sure which development to go with. If you don't mind what area did you buy in? How did you find them?
