Started the dreaded rental search

Wish me luck!

did drivebys on three propertys today, one was a bit like how i'd imagine the ghetto in compton la and the other two were really nice but then ringing up one had just gone and the other took my number to say they'd ring back with a date and time i could view.

I get the feeling its going to take awhile to get the one i want!!

Wishing you loads-a-luck in finding your rental, tis bloody hard work !! took us 4 mnths and we already had one but didnt like it ..... amazed at what we were shown , house you wouldnt have used the toilet in resembled "the leaning loo of pisa" , mould in kitchen/bathroom, wallpaper hanging from walls, an electrical system made of BACOLITE !!! we lasted 30 seconds in there despite the agents attempts to gloss it up , to cap it all they wanted $1,100 per wk reduced from $1,350 Unbelievable """

As other posters have said, good luck! we originally wanted to settle on the sunny coast and had an awful time with the estate agents. It was probably worse for us because we have pets. The amount of times we were told they would ring us back and didn't were unbelievable. We did a drive by on one house that we really liked, it was empty so we had a sneaky look round the outside and rang up to say we were really interested. They said we had to view the following Tuesday when it was open house, we said we had travelled quite far and asked if we could apply without doing an internal inspection, you can guess the answer. We ended up paranoid that it was because we were British, though it was probably only paranoia. What amazes me is the amount of properties that are sat empty waiting for new tenants and the agents don't seem to want to get off the backsides and let the things. Puts me off ever going into the rental market.

2 tips that might help:
- consider the small ads and drive round areas you like looking for private boards, we found a lovely one that we could have rented privately but it was top end of our price range so we decided against it.
- find out what agents will do individual viewings and target them as opposed to openhouse days, this gives you a better chance to get in there quick. This varies on area to area, in Caloundra we found most of the agents would only do openhouse and it seems to be Ray Whites policy wherever you go.
Unfortunately it is a stressful process for most people that takes luck and determination but you will get there!

Good luck Paul - having somewhere to call home makes a difference.

Something else you might want to consider is the help of a relocation agent. Yes, they DO cost money and no, they CAN'T guarantee you a home. But they will do the leg work for you, ring agents, make appointments, make sure you have private viewings and act as a reference. And they do know the area and the prices.

I had my search organised as part of my relocation package and the agent was very good. She even told me to put in lower rents than the asking rental prices as "...this is high for the kind of property and it has been empty for a little while. They might accept it." (Which they did - but I preferred another flat (where I know live in)). I did not have to pay for it myself this time but would certainly consider that expense next time I have to move.

Thanks all! some great advice there, it really is very much appreciated!!!

The search continues......

I'm not in a mega rush at the moment but there will come a point where i've spent so much on this holiday rental that i won't beable to offer 6 months upfront plus the bond.
I'm sure it'll work out in the end.

No! NO! At least here in Tassie you are not allowed to pay 6-mts upfront, when we rented this place from UK we wanted to do that - to be nice to Owners (?!!) but we couldn't: NOT ALLOWED, so don't worry about that. It might help to get in touch with your Local Resettlement Officer in the government, there, as they will write a ref for you - Don't s'pose you bought any ref's from HOME? Or can contact folks to Eee you some over? (Just NOT rellies!)

HHH (Herbster's Helpful Hint) BEFORE YOU LEAVE HOME GET REFERENCES & Pack & Tote!

At LEAST you are there, I know you are busy (or are you working yet?) but the best way to find what you're looking for is to trawl all the areas you fancy. Park on the street & hike up & down, use your mobile to take snaps of any that take your fancy - Have business cards printed up, so if you see a Private & there's no one in you can pop your card through the slot... When We've really liked something (as with this one) we've been unremittingly persistent!! It helped we had a contact that also held the Real Estate agent to ransom until they rented it to us... (Joking - probably just seemed like that!) And we've rented all our lives - Just now finally buying, and I must say with our limited experience of the Ozzie rental market WE SAY:
THANK HEAVEN'S WE DON'T HAVE TO RENT AGAIN!!!!
I know peeps joke about OZ being stuck in the '70's & I'm the first to say NO!, we have Broadband!
HOWEVER, (as you are looking to rent...) You know you are in Oz when the Floor Plan says OFFICE, but there are NO power outlets or phone...
You Know you're in OZ, when it's freezing cold @ night & the rads are in the hallway & not in the bedroom!

You know you're in OZ when The sign says For Rent & No one ever calls you back.... E V E R ! !

Keep smiling, KNOW what you want and don't PANIC - you'll find somewhere nice eventually!
X
