What paperwork do we need to secure a Rental in Brisbane??
Hi
Coming to live in Brisbane mid Sept.
Got a holiday let/apartment for the 1st 6 weeks whilst we find our feet.
What do you need to take with you to the viewings to secure a Rental property? My partner & I do not have a mortgage in the UK you see (as we've been living at her parents last year or so whilst we saved up for this trip!).
We will have 2 personal references (from friends living in Brisbane & Melbourne). We'll also have a reference from the Company sponsoring me on the 457 Visa (ING Australia). I'll also be able to take a copy of my contract which details my salary ($80K per year).
What else would we need to have to secure somewhere??

HI Scott
if you had rental before living with OH family maybe a reference from previous landlord and one from your back stating that you have conducted your banking in a professional manner.
we used landlord (had a short let before left Uk) also bank manager wrote a nice reference (he had to really as had proceeds of our house sale )
Good luck
They work on a points system here of 100 points. To secure our rental we just provided Passport/Driving Licence, bank statements and a mtg statement. However if you havent had a mtg then you could ask your parents to write a letter saying that you have been living with them for the last year or so. We also paid 3 months rent in advance as at the time oh didnt have a job however, as you do take along the copy of the contract from your employer. I am sure that you wont have a problem.
We have just in the last few months done the same thing. I was lucky as I had a personal bank reference to bring with me from my bank manager which they liked a lot. But useful things are any utility bills such as gas or electric, Rated demand etc., Now maybe you haven't got them in your name if you live with your folks. But it sounds as though you have a lot of useful paperwork anyway.
Really speaking anything you registered at an address, bank statement for example. Most agents have their own tenancy application form, and set like a 100 point criteria to reach. Your passport and driving license get you a long way towards it. If you want a tenancy application form and guidelines, most agents will E-mail it to you if you make an enquiry off a website. Just go on Real Estate, Property, Land and Homes for Sale, lease and rent - realestate.com.au and look under the rental section for Queensland, make an enquiery. You can look up the agent themselves on the site and go direct to their website and ask for a tenancy application. It will help you a lot.
Don't forget when you get to Australia, you can get your Aussie driving license in a matter of minutes and your Medicard number which will also help towards any application you make.
Just take any info with you that common sense says will be useful. We even showed copies of the criminal record checks we had back off the Police, (all looks good)
They must have liked my happy smiley face as the agents who let us our property didn't even check out 1 reference I provided. I know this because I have been speaking to them back home and no contact was made to them, even though they told me at the time "we are just awaiting your references back".
Hope this helps, REDDERS

Will try and get together bank statements, a letter from the OH's parents stating we've lived here over a year paying rent & try and persuade bank manager to give us a glowing reference too!
I think we should be fine, its just I have heard its so competitive in Brizzie at the moment!
We'll just view as many as we can in that 6wk period.

Its an advantage to your application to supply as much as possible ,relocation agents make contacts and get to know rental agents but regardless of this fact they do not have any say over who the Estate agent /landlord decide to let it too. We get to know the system in and out ,and how best to help secure the property you want but id be wary of any relocation agent guarateeing they can get you a property without any references or bills, statements, etc, Offering a few months rent up front is another good way to get to the top of the application pile, landlords like that! hope this helps a bit

Thanks Cal I am hoping if I can sell this blessed house that we will be able to rent for a while before coming to OZ but I thought I read somewhere that English references don't mean anything!

Speaking with a couple of agents in Melbourne they say they like to have passport size photos submitted with the application. Personally I think this is a little to judgemental just because your 8ft tall, a skin head and have 50 piercings and 100 tattoos does not mean to say you are going to be a bad tennant.
