Rental Query???

Hi to all,
Im looking to rent a place in melbourne, when you 'apply' to rent a property what sort of things do they consider before accepting you as a tennant?
Any help/ advice is greatly appreciated!

When I lived in Melbourne in 2004 I checked on the internet days before my flight and arranged a viewing for the Monday after I got there having arrived on Saturday am.
I viewed on Monday am and decided to take it by the afternoon.
Went to the Real Estate agent the next day paid over my month bond & 1 months rent in advance and could have moved in the next day (Wednesday), the only reason I didn't was because I had a hotel room booked until Friday am.
Real Estate agent didn't ask me to prove my earnings power or bank balance, he was happy to rent to me as I was. I did tell him I was an accountant so that may have reassured him regarding my earnings power.

So in short you don't need any references but it may be worth taking a copy of your bank statement with you, assuming there's anything in it!
It may be obvious but dress smartly when you go to see the property to give a good impression.
