we had a rental property in Quinns Rocks, it is close to the beach, but there are two halves to the suburb... if you are in the higher priced (1km from beach) area it's not so bad, but from there back to the main arterial road is getting worse... the neighbouring suburb across said road has a high percentage of "less-than-desirables".. they wander across and cause a lot of trouble. we sold our rental property and got out, it's a lovely suburb, close to the beach, but being broken into twice in one week kind of put us off....
my mother in law is working at the child care centre in Quinns and they have had to add more security to the building as there are more and more "loiterers" and break-ins.
it's sad... the area (like others in Perth) will go through a cycle... at the moment the rough types are moving further out from the city where they can afford to live and bringing the trouble with them... but then as the population grows, these outer suburbs become popular and the rough types move on...
it comes down to patience. if you have a nice secure home, you should be right. a few years and it should come good.
