Rentals and Animals

Hi Guys

I keep hearing that Dogs are not welcome tenants?! A little concerned as I will hopefully be arriving with three in tow. I am hopefully heading to Central Queensland, employment willing.

Of course am hoping to rent before making a purchase.

Any input gratefully received.

With 3 dogs, check the local council regulations. Some councils only allow 2 dogs. With a 3rd on application only.

Many landlords can be concerned about damage to property caused by some dogs, and would therefore prefer no dogs. However, even those who say "no pets" will often allow them, after seeing them, assuming they do not look the type to be a problem.

It cost me $200 to rid a place of fleas once, caused by a dog, and I wasn't able to get any recompence.

If a landlord is aware that you have spent $x,000 in bringing your dog over, they may feel that your dog is special, and therefore well looked after etc., and therefore be more ameniable to allowing them. ?

Was aware of the 2 dog only rule which is causing a little concern, my eldest is poorly so may not make the trip

If fumigation or TLC was needed after rental I would be prepared to for pay this.

They are my babies and my responsibility.

The difficulty is that the Landlord has to be convinced of this. Unfortunately most States do not allow an extra bond to be held for pets owners to cover that aspect, so the Landlord has to rely on the renter doing it at the end of a lease.

A number of tenants stop paying the rent 4 weeks before the lease is up, and say take the balance out the the 4 weeks bond, so what hope would there be to cover any damage etc.

Good Tenants can be like gold dust, and worth hanging on to. Some of our tenants just make us want to sell up on the investment side, and that's without dogs involved :)

If you are in the country, there is a much greater tolerance to dogs, compared to in the City.

I have rented property myself and will not do it again!

I am hoping to be more country than city, I have a little boy and my pooches so would like plenty of space for them. Hoping to gain employment in Maryborough and there seem to be a few rural areas near by.

If push comes to shove may have to purchase early and sell if not happy!
Not ideal but needs must.

What an old post ,wondered what happened to scoop ,she was a good un ,dont think she got the visa in the end ,Ali do you know?
As for renting with pets i dont think youll have much of a problem ,they may stipulate you have a pest spray when you vacate thou,,

Bless ya Cal

Made the bad decision not to go but to move near the folks instead!!! What a bad error of judgement!! I now only have two dogs who are showing their age. My little boy is now 3 and I am again thinking of migrating!! Going out for hols next year all being well, will do some research on child care and pre and post school clubs.

Don't suppose you know if they have such a thing as family friendly policies in the health system??

Sorry for the questions Cal but you seem to have a handle on most things hun

refresh our brains scoop ,,lol,, what visa are you going for? its good to have you back ,you do pay for most health issues with kids but depending on visa and income Centrelink contribute a fair wack every fortnight to your income.Dentists are the dearest thing and you get no help towards cost ,,ive been here a year and kids havnt been yet ,where as they went every 6 mth in the UK.Centrelink also contribute to child care, again depending on visa and income.stay in touch misses and keep us informed

check the size of the plot you are renting, with some councils under 500-600 sq metres you are only allowed to keep one dog in the rental.
