These were my actual costs in 2001 for a house in NSW.
House Cost $280,000.00
Rates adjustment $127.25
Water adjustment $57.83
Solicitors Fees $925.50
Government Stamp Duty $7,614.00
Mortgage Stamp Duty $680.00
Registration and other fees $310.25
Pest Inspection $121.00
Building Inspection $176.00
If you are a first home buyer you are exempt from stamp duty on NSW houses under $500,000
An "indication" of standard Government Fees covering Stamp Duty, Mortgage Registration Fee, Transfer Fee, and Stamp Duty on Mortgage, as at Nov 2005, based on an example of a $300,000 property, with a $150,000 mortgage.
QLD - $ 3,813.80
NSW - $ 9,685.50
ACT - $ 9,748.00
TAS - $10,281.50
NT - $10,830.00
WA - $11,285.00
SA - $13,010.00
VIC - $14,536.20
The more I see about buying in property in Aus the more fearful I become! By the time I have paid to move over with the clan, being the only wage earner with a preschooler the more I feel I will not be able to get on the property ladder at all in Aus!!

Hi Scoop, I agree, when you add everthing up it's really scary! My agent has just quoted me another £600 just to see me through my skills assessment, which in the long run I think will be an investment because I feel sure I'm going to have to work once we get there just to pay the bills! It must be difficult as the only wage earner, I do feel for you.
Chin up though, try not to let money worries get the better of you. For the grafters in this life nothing ever comes easy but if you keep at it you'll get there in the end! :wink: Beki
We are moving to Brisbane soon and first time buyers in Queensland get $7k off the Government to help them get on the property ladder. Don't know if other states offer that.

It is available in all States. And the definition of "First Time Buyers" means first time buying in Australia. So you should all be eligible, unless they change the rules...

What type of house are you moving from, and what and where are you hoping to buy ?
If you do a direct comparison, the Australian properties are normally cheaper, even after costs.
If you take the costs I mentioned, for NSW, but do it for a First Home buyer, it would result in:
House Cost $280,000.00
Rates adjustment $127.25
Water adjustment $57.83
Solicitors Fees $925.50
Registration and other fees $310.25
Pest Inspection $121.00
Building Inspection $176.00
LESS $7,000 grant
= Net cost of $275,000
This will vary depending on the State you go to, as the stamp duty concession varies, although so do house prices ;)
A 3 bed semi detached with 2 bathrooms, in my area, costs about $240,000, but go further inland and it gets cheaper.
Keep going for it lass, I get these feelings when I hear info that I didn't realize. It's shocks you and I'm walking around stunned for days but I pick myself up and think what's for the future.
I'm sure it will all be worth it once we've settled :lol:
