      Body corp

      Hi, hope someone can help me understand, I'm looking at house rentals in the goldcoast and I've fell in love with a property but it says at the bottom of the description " no body corp" I'm not sure what this means, if it's a good or a bad thing?

      I think it means you dont have to pay extra towards maintaince of shared facilites.. Is it in a complex?

      Normally as Cal says it means that no payments are taken toward the upkeep of communal areas.

      Many places you look at online (especially complexes/holiday home investments) state if there is any Body Corp or not.

      I don't thing it means what you first thought it meant, lol yes Cal is correct

      It's ferrymans court helensvale 4212, it don't say shared facilities, it's on realestate.com.au

      It's short for Body Corporate which is a legal entity set up to manage affairs where several owners share facilities and/or may have issues which closely impact on others, such as apartments or units on one block (plot). The downside is each member pays a levy for administration of the BC. The upside is that there is a formal structure for dealing with issues which arise within the complex. Whether that is good or bad depends, I suppose, on how big the complex is and how cooperative your neighbours are!

      There are a lot of gated communities in that area which would have large body corporate levies (and possibly rules and regulations).

      'No body corp' in the context of that ad means that there are no extra rules and regulations associated with the house.

      Hi, yes that's the one, do you know much about the area? I have 3 children that love the beaches/shopping etc,
