thanks rbecca want to take them but bet they dont fit over there still might make so

i got so fed up trying to find ways that dont cost money to sell the house that i found
the site anything is worth a try it may just help you never know might get lucky, only
got 4 weeks left with EA so if i do sell that way there getting no money....................
if you take the pic's of your house so cant see the forsale board then they cant moan

Some tips for selling your house in a bad market :
- Paint everything white or light. Inside that is. Everything. This is a very old trick
- Make the garden ( if any ) maintenance free
- Advertise a lower houseprice <...>
- Buy some pots with flowers, they make your house 'special'
- Use 100Watt lamps instead of 60Watt or powersaving lamps : More light !
- Make sure the outside looks tidy : Fix the fence, fix the gutters and clean the windows
- Park your own car in the next street, and tell the RE agent to do the same before he arrives. Parking is a new hype and if your street is crowded because of your and your RE agents car, it won't make it easier.
- Get rid of 50% of your furniture, Then rearrange your furniture so they don't stand in the middle of the room. This makes things look bigger
- Always use a wide angle camera lense while making pictures ( ask a professional to make pictures if need be ).
- Upgrade small things like mirrors to be 'luxurious'. ( total costs maybe 1000-2000 Euro, your house will look SO much better ).
- Remove non-generic art. It can influence people. If you have an orange painting made by your little girl, remove it.
- Install outside lighting, use something nice. This can make your house look finished.

Julie, looked at your photo's. Some tips ( don't take them if you don't want to , it's my own personal opinion only ) :
- Photo 1 : Low maintenance, some nice features in the house. Consider painting the stones on the lower half of the house white. That will make it homogenous with the 1st floor.
Might consider painting that gutter too.
- Photo 2 : Paint that wood over the bed white. Definately. Also , use lighter bedsheets. If you don't have any other sheets, then buy some plain white ones. Remove the two 'racks' on the sides
- Photo 3 : Remove the 3person couch on the left. It's so huge it makes your room look small. Also , use a wide angle lense in your pictures, all the rooms look very small.
- Photo 4 : Paint the wooden 'doorframe' white. Also , remove the bookcase next to the TV unless you're hiding something behind it.
- Photo 5 : It looks very cluttered. Remove all the CD's / Books. Definately use a wide lense here.
- Photo 6 : Paint the bottom of the walls ( the wood part ) white. Remove the clutter like the speakerset next to the TV.
- Photo 7 : Why is the window not letting in light ? Are you hiding something ? If not, open it. Remove that old TV from the fridge ! And remove those magnet thingies too. Get rid of the bar chairs. Consider painting the stones under the bar white. This photo looks very cluttered, consider removing some stuff ( definately remove that 1970's TV !! )
- Photo 8 : Having the lights on during daytime means this room is very dark during the day. Either use a different camera to capture more light, but definately never take pictures while light is on during the day. Paint the walls white. Change the covers to something simple and white.
- Photo 9 : Consider removing ( if easy to do ) the fence , it blocks the whole view. Take a picture from another angle so you can at least see the backyard. Remove the clutter in the back of the garden.
I realize it's easy to 'pick' on someone's photo's, but I know from experience that once you've lived in a house you stop seeing certain things that new buyers will definately see as negative. This post is just meant to help you sell the house :)

What a fab website, just founf our house and got an estimate from them and we've lost about 2% on last year so that's a relief!

Thanks for your input,yes since these pics where taken there are now flowers outside so when people drive past they can see as for painting it white it is inkeeping with all the other houses, as for the bar stools and telly the kids still have to eat there food there and like to watch telly plus i like it on while cooking. the bedroom has just had a 6,000 make over so wont be spending no more on that.
At the end of the day if they want it they will change it to there own taste and yes i could pick fault with every house i look at its the size of the house that matters and that it is clean and tidy and the area is nice and as you can see its a family home not a show house ...............

i agree in keeping your house nice, clean and tidy to attract potential buyers but i wouldn't go to the extremes scamp1976 indicates... it's not the bedding or the size of the sofa that people are looking at it is the property itself... if they like it they can see beyond furniture and fitting... and painting everything white could look too clinical.
