Hi all
We have our first rental inspection tomorrow and as we've never rented before I was wondering if anyone knew what we ought to expect? How long does it take, what do they look at, do they look in cupboards etc...? Its a bit nerve racking actually, We feel like we are sitting an exam!

As far as I know, they check to make sure everything is as it says in the terms or your agreement, eg. if it says that the lawns should be kept tidy - that they are, that there's been no damage etc., Glad we didn't have to go through it

Inspections can range from 5mins to 30mins based on my experience, that is if the agent even shows....inspections aren't so much the problem but more when it comes to leaving..i hope you took pictures & documented every mark on the walls....

We were given a property report on taking on the tenancy & we had to document every discrepancy. However we were lucky in that the house was more or less perfect. I just thate the thought of an inspection, it feels so intrusive.

Hi Mandy we had our first one last week and it was fine,But i know what you mean i felt nervous lol but she just looked in all the room's ticked boxes on her paper work and said yep everything is fine took 10 min's so dont worry they are just making sure u are taking care of the property.
Mandy you will be fine, when you see some of the rental properties on the TV etc., I think they just want to know that the house is still standing! (Ha,Ha)
When you leave you will have to pay out for carpet cleaning and any rubbish removal which you can phone up for a council pick up, in NSW you get 4 per year and you bundle all the things you don't want onto the nature strip.
