ESTATE AGENTS ARE LAZY!!!!
Ok, that point aside, I will now continue to explain my experience. We went with a company in Derby, we'll call
"Agent A". They put our house on the market, valued it, came round and then put it in the paper, on the internet, etc, etc, etc. We had initial interest which then tailed off. This was about the same time as the market "crash". As the market drop quicker than a cheap whores drawers, we started to see no viewings.
After 9 months of dribs and drabs of only investers we decided to refurb the house slightly. After the refurb was done we thought it was time to have a fresh approach to our house being on the market, so we instructed
"Agent H" and ditched
"Agent A". note here that we have actually NOT come off the market, just changed agent. "Agent H" got us about 4 viewings within 6 or 8 weeks. And then nothing. Not a dicky bird. We then got granted our visa's, and we started to panic. What if we don't sell it in time?? This is where my mates at work came in handy. I work for property consultancy (I'm the IT Manager, so I don't deal with property, but i pickup alot from the agency side).
I decided it was time for an ultimatum on agents. I rang up
Agent B and said that we are on the market, do they want to sell the house? They said "Yes". So I then did two things:
- Gave 14 days notice to Agent H to come off the market with them
- Gave Agent B a 14 day contract to find a buyer
The cost of going joint agent with these guys was £1400 for
Agent H and £2000 for
Agent B.
Lo and behold we have viewings!!!! Agent B brought in about 7 potential buyers within 2 days of going on the market with them.
Agent H, who were asleep, seemed to have woke up and brought in 2 or 3 viewings, but only in the second week.
We had 2 good, proper offers. 1 from Agent B and 1 from Agent H. Obviously Agent H was the accepted offer as they have the lower fee. The ACTUAL offer was £1k more but that's more like £1.6k more.
I think the point I am making here (and waffling at 8am on a saturday) is that you need to tell the Agents who is boss and who holds the cards. Not them, just because they market your property, doesn't mean they can sit on it and wait for as much ££££ as possible.
So, finally, my tips for selling a house in the UK, based on my experience.
- Go multi agent, it creates competition. Fees are slightly higher, but more work is done on your behalf.
- Choose an agent with a very good high street presence. Passing trade means alot
- Ensure they market your house on right move, not just their own website
- To get your moneys worth make sure they will do attended viewings, some of them won't offer unless you ask
