At last.... someone is coming to view our lovely home! He is a Doctor, single, and comes from sunny Devon. (We are in Suffolk). I have polished and scrubbed from top to bottom, got a packet of part-baked bread in, got the coffee ready, sold all the junk we won't be taking, etc.... A girl's gotta try!

I will always remember when we were selling our house. The estate agent (who was a complete prat!) kept sending people round who were obviously NOT going to buy our house...we had a small "compact" 3 bedroom semi on a fairly busy road, with a small driveway, enough for 2 cars. Anyway...this is a sample of the 15 people who viewed the house: Woman going through a divorce with 4 teenage children (errr! Hello it's a 3 bed semi), also she also told me that she only had a maximum amount in mind and it was £15k less than my asking price! A very posh single man who turned up in a great big American truck (small driveway!) a bachlor flat would would have been more suitable. A retired couple looking for a quiet location (busy road directly outside our house!). A couple looking to rent it out to students (totally the wrong type of property for that...too small and way too clean for them!). Three builders who were looking to extend the property (not possible...we had already tried to get planning permission...refused, which the agent knew in advance.
The moral of my story is that YOU KNOW the type of person who will buy your house. You should market your house to the group of people MOST LIKELY to buy it!!! I remember telling the estate agent the first time he came to view the property that the person(s) who would actually buy my house were a couple with 2 children (just like we were when we bought it). He told me that I did not know what I was talking about, he was the expert and that I should let him do his job!! Anyway, after 9 weeks on the market along came a young couple with 1 child and 1 on the way....guess what.....they bought my house!
