Angry Grrrr! Moaning about house sales again!!!!!

Hi all
Well now almost 14 weeks after receiving an offer we are still no nearer to moving. We heard nothing at all since the buyers had the survey done 4 weeks ago & our agents rang this morning to say they've a query with the survey. So now we are waiting to hear from our conveyancers. Hubby and I are so stressed over this sale its unbelievable. I've even looked into those companies that buy your house for cash just to see if its worht taking a drop in the price just to get moved but they really don't offer anything like the market value. We are also discussing asking the agents to send other viewers round so that if this 'query' is a major one then at leat we are still open to offers from other buyers. Don't know what we'll do if its something major and they pull out or ask us to drop the price even further. I know we may be worrying over nothing abd it mayjust be something minor but we just want to get on with the rest of our lives and this sale is in the way!

Sorry to whinge I know there are lots of you out there in the same position but I am feeling very very fed up. I reckon its cause its the New Year & we just want out with the old and in with the New-lol

Thanks for letting me rant!!!!
Mandy x

I so wish I could be in this position.

We have a border dispute with a very nasty neighbour who has put up a sign in his garden announcing it to the whole world and stopping us from selling our house.

We have had the visa for 5 weeks now and desperate to go. I can sympathise with you honest but wish we could at least get an offer.

We are now relying on solicitors and a barrister to sort it all out for us.

Good luck - Joanne X

Has your agent took the house off the market then? We have a offer on ours but I wont accept until the buyer has sold their's but I wouldn't take it off the market until exchange as buyer can think they can have you over (this has just happened to my 70 year old dad-buggers). The thing with estate agents they dont like to work hard (mind hide under his desk when he see's meha ha) for their money so you have to keep them on the ball they should be finding out what is going on not leaving you in limbo! Get them to keep the viewers coming so you can have something to fall back on if the buyers get greedy.

As for the neighbour cant you get an injunction to take the sign down? if not go to Oz and rent out to a large family of illgal immigrants that will put him in his place ha ha. No sorry its not funny but if the neighbour let you sell he wouldn't have to worry about his bloody border. Hope this gets sorted for you.

Good luck with house sales

Hi Joanne
Your neighbour sounds like a right pain. Have you tried mediation to sort it out? On a plus side for us we got a list of 'queries' yesterday which were all fairly basic stuff. In fact it was things that we'd put on the property questionnaire ages ago. I reckon its just there solicitor trying to justify her fee!Hopefully things will get moving again now. I know how frustrating it must be for you 'cause we are about at the endof our patience. I do hope you get things sorted out and get some viewings.

Hi Mandy
I use to work for a conveyancing co back in England and unless buyers were kicking their heels for some stupid reason there is no reason why completion cant take place 8 weeks approx after offer excepted by the buyer or even sooner in fact alot sooner. But on average 8 weeks is about the time span as majority of peeps apply for a mortgage.

Think you should mention to your conveyancer that you wish to set a deadline for exchange of contracts or otherwise you will put the property up for viewing again, your conveyancer should pull out all the stops to get this completed asap for you.
good luck gizmo

Hi Gizmo
I know what you're saying. We honestly thought we'd have to be out in 6 to 8 weeks. Apparently oour buyers have had a problem with their mortgage and had to switch lenders to get a better rate. This obvioulsy took a lot of time up. We did threaten to put the house back on the market and this led to them getting the survey & searches done. We are now hoping things are moving again after the Xmas break. Our conveyancers are being very efficent but its the buyer that have slowed everything sown. Hopefully (everything crossed) we'll get some news on dates soon.

Hey Joanne - we had a very similar experience with our neighbour, who even went to the trouble of phoning our first buyers to tell a load of lies about us (we once parked on his driveway ???? ). There was then a dispute over a garden path........involving law suits, you name it. Best not dwelt with.

Yes if Mr Morris of Cumbria you are reading this, you are named and shamed. But you did us a favour, cos by the time we got moved, the inflation rate meant we made a bomb more than we would have done. And I hope you liked the pressie in your back garden.

It will come right, just have faith and you will sort it out. we sold the very next day to a cash buyer.

Much love a xxxx

Hi
Don't answer if you don't want to (or can't) but I've gotta ask about the pressie!
