There are a number of ways forward on this
(1) Reduce the asking price by 15% for Cash buyers or first time buyers only.
(2) Remorgage your house & let it out.

I've done over 1,000 domestic conveyancing transactions for clients. The "cash buyer" is almost always the one who has his dosh arranged in principle but is still going to need a mortgage in order to buy the property.
I've had 3 or 4 genuine cash buyers who did not need mortgages.
I tend to say to Estate Agents, "If this guy is a genuine "cash buyer", why does he want 43 Acacia Avenue instead of Dunhandbagging or something like that - a far better property?"
I've yet to hear a viable answer, frankly.

PS: Where they genuinely don't need a mortgage, I go and walk the boundaries myself to make sure that the Land Registry plan is correct. Obviously I will also be invited into Dunhandbagging. Trust me, I have viewed some truly HIDEOUS houses on behalf of my clients...
One place looked like a wallpaper factory. It was ghastly. I had to have the architect with me because it was necessary to work out whether or not an indoor swimming pool could be added to the house, and I needed him for that so he and I went there together.
We strolled into the Master Bedroom, through that to the Dressing Room and through that to the Owner's Bathroom. I took one look and yelped, "Jim, this bath is nothing short of naffing bloody dangerous. It is RIGHT under the window! If anyone slips getting into this Rose Petal Affair they will go straight out of that window and drop 20 feet into the garden!"
He growled, "Yep, the bath is dangerous but the back wall is falling off this house and that is WORSE. The house has plainly been extended and the extension - which includes the dressing room and bathroom - is clearly not sticking to the original. Did you not see the cracks in the bedroom walls? They are structural cracks, not plaster cracks, so if Dr Bloggs really insists on this house, I will insist on coach-bolts to hold the thing together. By the way, there is no really viable possibility of a Pool House for this place either."
