some suburbs are more popular than others and unfortunately being a new arrival to the country means your bottom of the list.I have had no problems securing rental propertys for myself or clients and generally have it passed within a couple of weeks.Try offering a few months rent up front ,especially if you havnt yet gained employment, dont just offer the agent this, write on the top of the application form.Dont rely on agents calling you back ,9 times out of 10 they wont and your forgetton, can be a nightmare but going in the offices frequently(website normally out of date) normally works. Its also not uncommon to offer a few dollars over the rental price if you can afford it.Supply as much paperwork as possible ,applicants are vetted on a points scheme, driving licences, birth certs, character refs ,copy of bank statements or paid up mortgage accounts etc,,hope this helps a little and fingers crossed you find a house soon,,

I was pm by someone who rents houses and some of his friends do and he said that 47 people applied for his house and on the day in a hour 43 people turned up and were begging him to let them have it, he said its really hard and especially since we are taking dogs. so looks like we will be on the beach lol
I agree with Cal, we secured the house we wanted by offering 6 months rent up front, the owner didnt take it but I think it put is ahead of any other applicants. The problem I found was finding something nice, we viewed about 20 properties and lots of them we didnt even go in to. Before you make a appointment do a drive by and the internet adverts are much nicer than when you get there. Also we had to up our budget by $50week. Local paper also had rentals so thats worth a look.
