HI GUYS ...JUST THOUGHT I WOULD SHARE THIS BIT OF INFO WITH EVERYONE WHO IS THINKING OF LETTING OUT THEIR PROPERTY .....UNLESS YOU HAVE WRIITEN AGREEMENT FROM YOUR MORTGAGE COMAPNY TO RENT IT OUT .....YOUR BUILDINGS INSURANCE BECOMES INVALID

......UNFORTUNATELY I AM UNABLE TO GET MINE TO AGREE ....AND BELIEVE YOU ME ..ITS TURNING INTO A BL**DY NIGHTMARE .....AND WE HAVE ONLY 2 WEEKS TILL WE FLY !!
ONLY OPTION AVAILABLE TO US IS TO CHANGE TO BUY - TO LET AT A COST OF £10000 ... AS WE WOULD HAVE TO PAY EARLY REPAYMENT FEES ON CURRENT MORTGAGE AND SETTING UP FEES ON NEW ONE ...SO AT THE MO I AM STRUGGLING TO FIND AWAY ROUND THIS

Should not have told em ,you ar not going thro a rental agency or owt , you are on extended holiday ****loads do , Anything goes down the pan you have to get a flight to sort it out (serious I mean) be cheaper than 10 g

In effect you are its only when you go thro rental agencies . You own the home you live in the home , your niece is livin with you ,you are on an extended holiday ,her rent pays mortgage

Just have to go on electoral role , owts betta than shellin out 10g you can pay tv licences direct debit put it on rent and ask if she wants sky she pays can get it put in in a week

what about ...gas /electric bills /...would i just leave them in my name and she could pay them as they came in ???? I thought at this stage i didnt have anything else to worry about ...can you fly back and sort it out for me ...lol

Yes leave them in your name my dad died in 77 I chnaged the bills over in 83 when i bought the house wi my mam lol

I doesn't matter. The utilities don't inform your mortgage lender, nor do the local council if someone else is on the electoral roll.

Like Mally said you would have been better off keeping stum. I know that you were only trying to be honest, but lets face it in todays economic climate are the banks really a beacon to be held up as the epitome of honesty and integrity?

weve looked into this aswell, and an estate agent told us keep quiet dont tell your mortgage lender and just rent it out. your in an even better position as its family renting it out do as the others have said julie keep things in your name and your niece can pay them, you will sell up eventually anyway, i know its one less thing to worry about when your totally honest but in todays climate you need to make sure you and neil are sorted. do it the easy way and look forward to your new life in 2 weeks x
