Advice needed - Building a house in Brisbane
This is just a general query, maybe some of you have experience of building your own home and could read on and pass on some advice.
I am considering buying a plot of land in the Brisbane/Gold Coast area. I have seen a few for sale that look good but I have no idea what happens once I buy????? I want to build my own house (well, I want to get a good builder to build my house!).
How do I go about getting permission for this?
Should I only look for land with permission granted?
How long does it take to build a house?
How much does it cost to build a house?
I am looking at highset 5 bed/3 bath (2 en-suite) with double garage. I guess about 40sq split over 2 floors plus garage. I know this is vague but I'm just looking for an approximate cost.
I need to know if I can afford all this before I get the architects started on design - just kidding! 
Any advice would be very much appreciated,

I would be interested in same thing. I built my last 2 houses in Sheffield and plenty for others but as we dont get to Brisbane for 6 weeks i have no idea how things work there. My 4 bed 4 bath home in England cost me £60k to build but that was doing all the work apart from electrics and plastering myself. Took me about a year but i was doing it inbetween work.

My OH is really very good at most things around the house and has improved our house in the UK a lot. This time though I think he would like to take a back seat and get everything done for us. Let me know when/if you decide to build in Brisbane and how easy/difficult it is to get land/permission etc.

Will do . Our intention is to rent while we buy a plot and build but not knowing the regs and rules i might have to let someone else build it or wait a year or two to fathom it out. Who knows what will happen when we get there but i will keep you informed.

You buy blocks plots which are prepared with the roads on and boundary walls and elevated walls you can then look around the builders for designs thay build display villages on the areas for building showhomes for all the available builders . In wa land is zoned residential commercial and industrial or sometimes mixed. You buy your block with a mortage or cash if you are flush. Then get your builder to build yuo one and pay as they build sometimes. If you are rentin you end up payin rent and the mortgage

Approach the agent and negotiate a price. A small deposit may be required but this should be made subject to you obtaining finance and satisfactory title search results.
Then take the sales contract to your solicitor/conveyancor and they will conduct a title search, they will also lead you through what to be aware of in terms of easements, building type restrictions etc.
Should I only look for land with permission granted?
If you are purchasing a surburban block it would be reasonable to assume that a building permit exists but in any case the title search by your solicitor will reveal this.
Rural properties are a different matter.
How long does it take to build a house?
It depends on your builder but it will take months - chose your builder carefully and ensure that he belongs to the relevant associations ie Housing Industry Association/Master Builders Association.
This is important because if the builder goes broke or there is a dispute then you have the relevant association to approach.
You will enter into a written contract with the builder in relation to completion times and specifications etc. You will need to be on the ball with this and you will need to constantly check that the building is going according to your written requirements.

40 sq, split over 2 floors with double garage - hard to say and I'm not familiar with Brisbane prices - suggest you and family spend the weekend checking out display homes and that would give you a fair idea of cost and builders reputation.

Hope you have a fat wallet in wa cheapest cottage blocks about 300 sqm are $200 +
areas near coast $1 million + for a 6r 700 ssm block

I am fortunate, have a healthy budget. Just have to hope that prices don't accelerate TOO fast in Brisbane as it will be at least 12 months before we buy!!!!!
