Help making a decision on where to live (sorry - its another suburb thread)

I am trying to decide on where to live in Sydney - I have been for a while. Its hard. I need to be decisive. Hopefully you can help me!

Situation:

Wife working in Milperra - will have the car

I will work in finance so I imagine CBD/Parramatta/Inner West is the most likely - will not have a car (initially anyway)

We have a budget of around $500 p/w to start with and want somewhere nice, clean, safe, friendly, with things to do such as coffee shops, regular shops, bars etc. Don't care about nightlife at all or being near the beach. Somewhere with parks/cycling areas etc would be nice though. We would prefer to get a decent sized house in a maybe not so "hip" place rather than a box in somewhere "super cool" (Yep, ive just turned 30 and apparently now talk like my dad).

I have looked at the following places:

Concord, Concord West, North Strathfield, Strathfield, Rhodes, Homebush, Homebush Bay, Stanmore, Croydon and Marrickville.

We would like no more than about an hours communte each way.

Can anyone help to narrow down this search? Does anyone have any personal experience with these areas, with the transport links, traffic (esp peak time) or even just the general area?

Is there somewhere totally different you would suggest?

I hope so.....

Thank you all

We live in Ashbury in a 2 bedroom flat and we think we're very lucky to pay only $525 a week. You're unlikely to get anything decent for that money in Concord, Concord West, Rhodes or Stanmore. North Strathfield and Homebush have some high rise flats at that price, but be warned, they are right next to either the train line or the motorway.

You'll have a much better chance in Croydon, Marrickville, Lewisham, Dulwich Hill, so long as you're not expecting a palace!

I may sound like a broken record, but if you're not into nightlife and just want a village atmosphere with cafes, a nice pub, cycle ways and parkland, consider Oatley. 40 minutes by train to the city, and a reasonable drive to Milperra. If you work in Finance you're most likely to be working in the city or North Shore anyway - I used to travel to St Leonards every day and it was well under an hour. There's a nice cycle/walk across the river to the Como Hotel - we used to make it our regular Sunday lunch, sitting on the balcony there watching the boats on the river. It's also within a short drive or train to Cronulla, which is a lively beach suburb with plenty of cafes and restaurants.

We moved out of Oatley because we thought we missed the livelier vibe of the Inner West. We're regretting it now as it's much less friendly, the cafes are all over-priced and the pubs aren't as good as our Oatley local.

Hi Weaseltron

I have only been in Sydney 3/4 months so still learning about the place. We live in Maroubra which is OK mainly because it's near a nice beach and close to the city. Considering where you are likely to be working and where you wife does work you might want to check out Sutherland to Cronulla area. We have family down there and I really like it. Cronulla beach is great and the rents aren't too high. Down side is that you are looking at just shy of an hour on the train to central.

When we moved to Sydney we did it at short notice (from Adelaide) and we gambled and signed up for a 12 month lease without seeing the place. We haven't got a bad place but in hindsight we should have picked a short term rental and viewed places once we were here.

Give us a shout once you're hear if you fancy a drink or something.

Cheers

Dave (and Orla)

I live near Cronulla and the rent isn't cheap, I have a 3 bed house and pay almost $700. Nice area though with a large garden. Units are cheaper and we are not close to the train station. There is no direct train to Parramatta so you'd have to drive but you could always move to Engadine which is nearer the road to Parramatta via Liverpool or Menai which can take you via Alfords point out that way. Engadine is on the train line for you and is about an hour to Central. It is lovely here but for a population of 250k I expect there to be better services and pubs. It is a bit barren but in terms of the great outdoors it's great, the beach, the bush and parks all nearby.

Best of luck!

I'd suggest that you live in Revesby/Panania/East Hills/Padstow area if your wife is going to be working at Milperra, as it's just down the road, and all those places that I mentioned have good rail links to the City (and to Campbelltown should you be working that way.) 35 minutes on the train to the city, less to Campbelltown I think? And there is a bus service to Bankstown, another of Sydney's 'mini-city centre and business hubs.'

My brother has lived in Picnic Point near Revesby/Panania for 25 years, bringing up his family. It's a lovely area, with all the facilities you need.

Have you ever seen The Castle? When I saw what you were looking for, and then what the price was that you listed, all I heard in my head was "Tell 'im 'e's dreamin.'" Hahaha. :) Seriously, though, best wishes. If you're looking at the above areas listed by MaryRose you'll find the train options are best at Revesby (we live in Georges Hall, and hubby drives to Revesby both because of there being more train options AND because there's a free parking deck there for train commuters).

Yes, they built a new parking block there fairly recently? I had an Italian meal a few weeks back at a place near the ANZ bank in Revesby on my way home from my brothers. Revesby Workers Club continues to expand, and will probably take over the whole of the southern side of the railway? I'm a member, one of 50,000 I think. It has marvellous facilities, but I often find going for a drink in a club, however luxurious, is not unlike socialising in a Bunnings.

Hi Dave,

we've just moved from The uk last week as I have a job sorted in Bankstown Airport, so we're trying to find a place to live close to the beach and not to far from work, house prices in Maroubra don't seem to bad considering but we have 2 children aged 3 & 5 so want a good safe location with good schools, could you give me any info on this location, especially the schools?

thanks

Hi Gavin

Yeah don't know about schools at all I'm afraid. Maroubra I think still may have some dodgy parts (mainly south maroubra) however i haven't seen anywhere there that i wouldn't be prepared to live. If you ask a Sydney-sider they will probably be less complementary. You can see signs it probably wasn't a great area in years gone by, but there are signs it is changing - because of its location to the beach it seems to be seen as more affordable alternative to eastern suburbs by younger families.

I'd recommend you have a drive round the areas where the houses you have seen advertised to see what it's like.

You would have no problem living in Maroubra, if you want to live by a beach, and you can afford it. It's further out from the city so I guess that is why it's cheaper than the other beaches in the Eastern Subs. There's nothing wrong with the beach either, not unlike Bondi, but without much of the development.

Commuting to Bankstown Airport might be a problem, not so much at night, but during the peak hour, as it's nearly 30 kilometres. You would almost certainly have to drive because there is no direct bus or train service between Maroubra and Bankstown Airport.

Driving in Sydney is rarely a pleasant experience, but if you want the beach lifestyle for your family, then I guess it's something that you have to accept.

Personally, I'd rather live in one of the suburbs close to Bankstown Airport, and get a house with a swimming pool, and/or use the public swimming pools, and go to the beach at weekends. Why not consider Picnic Point where my brother lives?

I am talking as someone who does not like commuting though! I commute to Penrith, which is 55 kilometres from Surry Hills where I live, but the station is less than ten minutes walk and the office only a couple of minutes walk, with a 50 minute train ride.

It's 28 kilometres from Maroubra Beach to Bankstown Airport, which would take about half an hour but at midnight plus thirty minutes. I don't think you would do it so easily in the peak hour, Monday to Friday.

The other problem with living at Maroubra and working at Bankstown Airport is the lack of direct public transport, if you did not have a car. I did a search for that trip, assuming you leave at 7am on Monday morning.

PS, I did not realize that those directions would take up so much space! I can just about follow the road directions for driving. The M5 is probably clear at this time of the night, and if you were commuting in peak hour, then at least you would be going in the opposite direction to most of the city-bound traffic. However, the M5 still stuffs up, especially in the 'main tunnel.'

I don't know anything about the schools in the Maroubra area. You could also look at Malabar/Little Bay/La Perouse, although Maroubra has more facilities, particularly at Maroubra Junction on Anzac Parade.

Yeah I agree. I live just off maroubra junction and it has everything you need. I can walk to the beach in 15 mins or there are buses every 10 mins or so and you are there in less than 5. They have express buses to the city at rush hour and although you're journey time can vary I find you can usually get there in 40 mins. Banks town is abit of a journey and like you say the time of day is a big factor in journey times. My girlfriend drives to westmead for work (banks town on that route roughly) and I don't think that journey would be so bad if you are going against the main flow of traffic at rush hour. She hits the traffic driving up through bankstown. Can't be certain tho as I haven't done it myself.

What I like about maroubra beach is that it's never jam packed with people. Much better beach if you just want to sit and relax without having sand kicked in your face by passers by every few minutes. Also has decent waves most of the time if you want to get involved in surfing or body boards. Unless your pretty competent surfing at bondi can be brutal. It is underdeveloped so if you're into coffee and nice food your options are very limited

Maroubra is a little like Bondi a hundred years ago! I think I saw an old photo somewhere, with houses dotted in the bush. Maroubra does have a few cafes. Actually, the thing I really hate about Maroubra is that UGLY Maroubra Seals building, on its own sticking up four storeys higher than any other building, and looking like they must have picked the losing design by mistake. On second thoughts, NOT by mistake.

No problem parking at Maroubra which is another bonus, and I had a pleasant walk right to the end of the beach, and a little further around the headland, which I'd never done before.

I was also surprised to come across that pool at ?South Maroubra? - 'Mahon?' I'm too timid nowadays to enjoy swimming in the surf, and I was glad to find that.

I don't want to harp on about driving in Sydney, but it really is nasty, even at weekends now. 'They' were talking about extending the clearways to include Saturday and Sunday, to try and speed things up. I spent an infuriating, no, INFURIATING, 50 odd minutes, driving 14 kilometres last Saturday from Surry Hills to Bexley, before I got onto the M5, which was thankfully clear. Every ****ing traffic light turned to red, just as I go to it, every road blocked.

Still about half an hour in 'present driving conditions' from Maroubra to Bankstown Airport. I must have a look later on and during the working week. If you could rely on half an hour, it would not be too bad?

Hi Mary, thanks for all your info, we've takenit onboard and started looking at picnic point, what's the area like, are there good schools, and it looks like there's a little beach down in The park???

thanks

Why don't you give the drive a try a couple of times in rush hour or at whatever time it is you would normally be driving and see what you think.

If I had a job in Bankstown, I would want to live a reasonable distance way as well.

I have had a look at the route on goolgmaps, it is really hard to say what it would be like, at least it avoids the CBD, but on the other hand, you have to go round the airport and the traffic near the airport is shocking.

There is a beach by the Georges River, and it is nice there, BUT no swimming as sharks are not unknown there.

I love going to the beach but when I lived with my brother I just used his pool, much more convenient, walk a few steps, no travel, no sand getting everywhere. Now I'm back in Surry Hills, I go to the beach again, though there is a nice pool down the road in Prince Alfred Park, heated too for winter swimming.

I like Picnic Point and it's a leafy, mostly quiet area, though Burns Road where my brother lives is a bit of a rat run. I shall have to find out the names of the schools. I think my nephew went to Picnic Point? High School in Kennedy St, and my niece to school in East Hills.

Perhaps it's best to look at a few different areas, try the commute from Maroubra too, see what it's like. I'm biased because I hate commuting, but lots of people put up with it. Picnic Point is a good area and only a few minutes drive from the airport at Bankstown, but you might not like it there?

Some people don't like 'Bankstown' itself, but the airport is in a different area, and places like Picnic Point, Revesby, Panania, are all south of Canterbury Road/Milperra Road, so well away from Bankstown itself, though not so far that it's a nasty drive/bus if you need the facilities, shopping, medical, etc.
