Had an offer on the house

Hi Everyone, as the title says we have had an offer on the house. Been up for sale about 4 weeks and first viewer at the weekend put an offer in today. On Friday we lowered the price by £5000 as we had no interest. And the viewer has offered us £3000 less the asking price.
We want to accept the offer considering how the market is but are unsure to do so as we have had no feedback as to how the 457 visa application is going. We know oh agent in Perth submitted our application and the companies at the same time about 3-4 weeks ago but so far he has not heard back. Hubby spoke to him today knowing we were going to get an offer on the house and the agent didn't seem concerned at the four week waiting so far and is sure things are going ok with the application. The firm has sponsored before. Do we need to be worried as it's been 4 weeks since the application went in or is this ok. We had our medicals last Thursday at the request of the agent and there were no hicups with them. Please could anyone put my mind at rest that the four week wait for the application going in is not unusual.

HI Shez, Sorry can't help you with the Visa enquiry as do not know much abt that Visa type.

But well done on the sale of the house, and gives me abit of hope as my house been up for sale just over a week now and one one viewer, was beginning to get abit worried - but got a little bit of hope now

Hi Shez thats great news on the house offer I would snap there hand off. As for the visa application its a long road so try and chill out. I wish we had sold ours last year but we put it off and now I think we are stuck with it... Go for it is my advice

The thing to ask yourself is this, if you do not accept the offer and no other offers come in before you get your visa, will this cause you a problem. 8 grand below original asking price doesn't sound bad at all to me in current climate. Every agent we spoke to said the 457 takes up to 3 months.

We have accepted an offer 15 grand below asking price purely because we have been there 9 years, got a good deal when we bought and will realise a profit that we are very happy with. So I would rather get the money in the bank and be ready to go as soon as I get made redundant in a few months.

Circumstances are different for everyone but I do not want to be sitting here sweating on the sale of my house when we are ready to go.

We know it is a good offer as we have only been here two years and if we sell at the offer price will have still made £25,000 profit in two years. My concern is that we agree to sell and the 457 visa doesn't come. I think it's worrying me as we haven't heard anything back yet but I don't suppose 4 weeks is that long at all. It feels a lot longer though. Also if we didn't accept and then visa comes through then have to wait to sell the house and it takes us to long then the company may decide to pull the visa cause we can't get there.
I think really I am just looking for reasurance that the 4 weeks waiting to hear anything is not unreasonable. At least meds for kids and x-rays for me and oh have been done and the doc thinks there will be no problem with them.
Please anyone who has or is applying for a 457 please could you let me know how long it took before you heard anything. I think the agent will hear before us as he put the applications in all together.
Should he hear that the application is approved and then be told that the visa is granted or will he just get told when the visa is granted.
Please any reasurance will be a great help.
