what are your rights whilst renting in Oz?

Just wondered if anyone can answer a few questions that i've been pondering...

Whats the procedure if they want you out of the property?

How much notice do they have to give you?

Do you sign an x amount of months contract then they can't make you leave till the end of contract?

Do they have to give you notice if towards the end of the contract they don't want to renew the rental contract with you?

Each tenant has rights set out by the laws in each of the states. Before you sign a contract you should be given a copy of yours rights, obligations & protection under the law.

Google should be able to assist you in finding the appropriate informaton for your state.

In Victoria its 60 days by notice in writing This is providing that your lease has expired or will expire within the next sixty days. Even if there is no written lease you are still entitled to the same notice.

In Victoria its 60 days by notice in writing This is providing that your lease has expired or will expire within the next sixty days. Even if there is no written lease you are still entitled to the same notice.

If the property is sold and the purchaser is going to live in the property then it is usual if you are on month to month for the notice to be given to you as soon as the property is sold.

You can take a lease for any period of time and you have the right to remain there whilst the lease is in force but if you are a bad tenant and you keep animals when you shouldnt dont pay the rent lots of things then they can give you 14 days notice to quit the property. Make sure you understand what the reasons are and if you want further info get in touch with the tenants union they will be able to assist you with leases.

Read the lease thoroughly before signing it.
