i didn't dismiss sam&si 's comments i've taken them on board and found him very knowledgeable on the subject and enjoyed the dicussion we had i think the point i was trying to make was that the media make things worse than they should be and people who work in the industry can be side tracked by the emotion and sentiment in this country there is a housing shortage and the population is growing making the problem worse and if the big builders stop building this can only add to the pressure demand out stripping supply will lead to price rises but as sam & si pointed out that this will happen but not in th etime frame i was predicting i'm no expert if people can't get a mortgage they can't buy and the builders have no reason to build i think he is spot on with alot he has said i love a good debate but am not offended if someone disagrees with me and i see sam&si as a friend not an enemy this isn't a negative thread but a discussion where people reading it may get a better understanding of whats happening the the country with the housing market.
i ook forward to good informative replys even if they disagree with my views

If only the bloody government would get their fingers out of their a*ses and do something about it!

Getting rid of stamp duty on all properties under £250K, cutting fuel excise duty on petrol , reducing VAT on utility bills & forcing the UK banks to declare their exposure to the sub prime derivatives would be a good start.

What does Brown do....he's thinking about postponing the 2p INCREASE in fuel duty in Oct!

Thank you TheBrammies! Couldn't agree more. Does anyone have any evidence yet of house prices dropping in Oz? There definitely seems to more of an 'air of desperation' when I'm looking on realestate.com in terms of lots of 'vendors instructions are to sell!' etc....

Couldn't agree more and while their at it,,,get our butts out of Irag and Afghanistan (get our forces back home) and stop spending 3 Billion pounds on Aircraft carriers. He also needs to stop taxing us so more on Fuel oh and get in the real world Brown!

I think you'll find that depends on which state/city you look at.
By all accounts Perth is weak (not a surprise considering recent increases) and Brisbane is strong (large amount of migration internally plus outside oz).
