We dropped our house from 275k to 250k and got 3 cash offers for the asking price within a week. Apparently stamp duty goes beserk after 250k

Just had to laugh, the buyer didnt want blood, but she wants everything she could get her hands on including my welsh dresser.............i said a big NO to that, but did ask EA if she wants my knickers as well LOL XX

Hi, We looked at renting 2 years ago, idea was to get a 12 month "holiday" visa and come back hoping to have a buyer lined up.

Renting a "nice" house with good carpets and furniture - even to doctors, solicitors and those who you think would look at the property and contents - is fraught with danger and huge losses.

In OZ renting is natural and renters protect their "reputation" or they dont get anywhere to live again!
In UK ...its not the same, the squatters laws and sitting tenant laws mean basiclly even to enforce the "rights" you have under a renting contract...will cost you a fortune to enforce.
You will also need different insurance - costs extra - be responsible for YOUR contents and replace or re-emburse renter if things fail etc,.
And when you get back to find you clean cherished carpet is now a multicloured food and wine ( and worse stuff!) stained dogs blanket, you beautiful settee is a PEE stained teenagers mates kipping area...your costs increace way above any bond.
The garden is now used by the local council, coz they thought it was the new tip!

And your nice tiled bathroom is now a crazy paved busted bath dumping area for anything that wont hide anywhere else.
But hey, ..you have a contract with either the renter or an estate agent who manages your property--- what you mean you did not get his letter asking your instructions after he reported a number of damages?
No matter...you can sue them..or not because now you cannot find them.
NO worries mate ,...you have insurance- which cost you extra, your claim...£25000.....er limit is XXXXX and when eventually you get some cash....you aint got enough to cover "reasonable wear and tear" like painting / papering every single wall and ceiling, replacing carpets and new doors!
Or the time it will take you to put it right...or the telephone bill running into £10000000s.

Luckily our daughter knew a guy who does rent out terrace house's...he bought to let and the inside are...well basic and he warned us off...even the estate agent said althoughthey could get £850 - £950 a month.... we could still have problems ( he told us about what I wrote above!)
My wife was also at one stage employed by our LA and went into houses of police officers, nurses etc,. which were fly blown S--t heaps! Remember seeing Dr Shipmans house on TV...a pig sty!

So take REALLY good advice before you think of renting!
We changed our plans and stayed in UK!

I know this is a reply to an old post...but....we have a "potential" buyer.

Kids living with parents - who had a rich dead uncle!

When told we were off to Oz one day...and not taking too much of our furniture.... we offfered to leave most in situ - for a price.

We had created a list for tracking stuff we intended to eBay out. They nit picked through the list and told us what they wanted. We said OK we will make sure the other stuff you dont want is removed if and when you buy and move in.

Phoned back and said his dad will come to "help" remove this stuff, cos he has a bigger car and wants to help. Then he said he was advised not to pay a deposit!
So we said, well yer aint shifting anything unless you pay for it!

We move on past more dealings with trash with cash ( the things you have to do to sell an house these days!)

Having submitted the list of everything they picked to solicitors....3 weeks later it came back - stating they wanted XXX all of which they had rejected - like our bed!

Then said they wanted the kettle, iron and ironing board! Which had never been on the list. Adding, if he did not get these then he only wanted the light and curtain fittings!!

His solicitor in his letter to ours simply wrote.

"Enclosed from XXXXXXXXX - which warrants no added comments"

Up to this my OH was planning to leave a bottle of wine and some flowers after we exitted. She is a crafter and was also going to leave a cot quilt - for their "happy day" in the future. A mini greenhouse, garden tools and a host of other stuff, like ladders garden hose pots plants etc, previously just ignored as value and would have been left....ALL will be dumped or removed IF they ever decide to complete.

There's nowt so queer as folk, as my owd gran would say.
