just an idea that was posted on here before so can't take the credit unfortunely if you have a buyer but can't sell theirs is it not possible to buy theirs if they buy yours then you have a sale and can release some equity or have a lower mortgage and rent out their house

Everyone I talk to says it is not the price, it is the lack of first time buyers and lack of morgages etc

We are sooooooooooo close to the renting option, I keep going back a forth with what to do for the best, wait it out? that could be a year or more.....................

We dropped ours to a good 20-30k below market value and it made not a jot of difference. We have found it all so depressing that we took ours off the market and are renting it out instead. It means that we will be broke but at least it means we can be in Oz by Autumn.

We dropped ours £5k then £5k then£5k then accepted an offer within a week, of another £15k less. Maybe just lucky but untill we sign on that dotted line Im not holding my breath. We have dropped alot but with the cost of validation and the thought of having to rent doesnt bear thinking about. If ever we do come back I wont bother with an estate agent to look for a house I will just come on PIO and look whos waiting to go and go and get a bargain...LOL

After 12 weeks we dropped £5k went on with a new agent. Few weeks later dropped £15k on agents advice, he said this would make a big difference but did not have anymore viewings! Took house off the market for a couple of weeks and contacted local sellers to see if anyone was interested in part exchanging up (and us down). One taker who got greedy and wanted us to drop by loads but refused to drop theirs a penny (and it was a sh*t hole!) Went back on the market just over a week ago and asked the agent to give us a figure to aggressively market the house and and get a quick sale, we dropped a further £40K. We had 2 viewings last weekend but no takers as yet. Thats a total of £60k drop since September. We know that there are 2 cash buyers interested but they are just playing the waiting game but this is the last drop, otherwise we to resort to renting.

Got fed up dropping ours. £250, £237, £225 Sold @ £215 (estate agent ba**sed it up) and lost sale and still people are selling similar for cheaper!!

Decided on plan B and put up for rent this week. That way we can rent in Oz for a while and hopefully buy out there in 12 months and hope prices start to rise in UK.
