Others had it at £250 - £270k so potentially losing 30k.
Mind you i suppose we shouldn't really look at it like that, as we didn't actually have the money we aren't losing it!! TBH we will struggle having much less cash by selling at £240 but.... as soon as we sell we will saving alot of money, by going into a cheap rental,. Clearing loans etc we should be able to save quite a hefty sum over the next 6 months so ....Big Sigh..................................Just hope it does bloody sell.

The housing situation here really is dire!!! The worst of it is our estate agent doesnt really seem to be doing very much. You would think they would be all for getting a sale right now. We are so annoyed we are thinking of switching. has anyone looked at or even sold their house privately instead of through an agent???

Hi, We are on our second agent, been on the market since january 08. Had 3 viewings in total. House on for £389 originally, been offered £340 by 1st viewer, said no though, now on for offers in region of £349. Not expecting to get visa til early 09 but my view is except the 1st reasonable offer you get as the market just keeps getting worse. If you dont except an offer now you might be excepting it in a years time. Sell, get out to Oz, sit back and relax in the sun and forget all about it. Hopefully you will see your Ozzy house price increase..

not been on for a few days , twins been sick and of school so not much cleaning been done, got to get a shift on it tomorrow though as we have a prospective new EA (estate agent) coming friday morning at 10.30am, the one we are with at the moment has been absolutely useless been with them 4 weeks and nothing, no viewings, no phonecalls, no feed back nothing, i had to ring them today to ask them if i could have a copy of my contract we signed 4 weeks ago as we didnt have it, there reply was "oh we are ever so sorry we thought you had one" well if they can miss something like this thats important what else are they missing, i did also hear today from someone in this area with the same EA that we are with had there house up for sale and about 2 weeks after it was on the market they had had no viewings, then 1 day they had a knock on there door, it was a lady who had been trying to get hold of the EA had left numerous messages asking to view their property, so as she had not heard back from them she took the bull by the horns and knocked, they sold the house to that lady that day and because the EA had not given them the sale they lost ouut on their commision, well this doesnt look good does it, its funny the day me and hubby went in to sign the contract the EA was messing with their door, i jokingly said, "are you trying to lock us out" his reply was "no i was just checking i had unlocked it as i have just come back in", Where had he been leaving the shop closed,? he was the only one there, so should nt have gone anywhere, he could have missed prospective buyers coming in or phoning to ask for a viewing, i should have smelled a rat then shouldn't i, he hadnt been to lunch either as it was 2.30pm in the afternoon, and if he had been to lunch someone should have been by the phone etc there wasnt even a secretary there to do this. anyways we have got 2 weeks left with these idiots and then sole agency is up, i have learnt my lesson now and am not going sole agency and going multi agency, the new EA are already on the ball, i had the manager come out to me today to give me an information pack about themselves, he said it was so we could read them in our own time and not be rushed when he comes on friday morning,
i have read their literature and they have over 1100 group offices in the uk and they have been going for over 100 years, they advertise on rightmove. he was gobsmacked we had had no viewings, he actually said, i have clients on my books now looking in this area and particularly down our cul-de-sac
he was very optimistic and said i will have viewings for you the day your sole agency runs out with the other EA.
well sorry to have gone on a bit but heres to looking forward and onward and upward(in that plane to oz )
i daren't put mine up for sale there is one 100yds away been up for a few months not had any interest at all unless you are giving it away at the moment i dont think you will get a sale but get whammed again with the poor exchange rate think i might have too rent which leaves us with little money to go out there with but if were meant to be in oz then it will happen.
i think it's just the luck of the draw, we're off to Oz in Augsut and put our flat on market in feb and was sold the same week (Glasgow). I think we were lucky, wanted to put on market and if sold would stay with family. my next worry is being able to afford a flat/house in Sydney, fingers crossed and GOOD LUCK to all, hope the houses go!

just be carefull as our first EA said that we signed there and then as he was very good at his sales pitch they were the best at the time, but was up with them 12 weeks and nothing having to ring them up not one viewing even though he had told me they had people on there books.
later found out he is paid commision for everyone he sign's up. we have now been up with another EA and again still no luck it is so fustrating feel like screaming just wish that one person would hurry up and buy so can book tickets and leave this awful place.

I don't want to rain on your parade Michell, but I agree with Julie...I think all EA's are full of sh*t when they're trying to get you to sign up with them.
We've just hit the 6 week mark of our house being for sale and had 1 viewing so far. The EA couldn't be bothered to give us any feedback (we had to phone them after 3 weeks of hearing nothing). The EA phoned yesterday to book a viewing for Saturday which sounded very exciting, but when I asked for details of the potential buyer, they simply had no idea (didn't even know if they had their current house for sale). I told them they'd better find out, and when they got back to us, it was bad news - they don't even have their house up for sale yet. I asked them about 8 questions about the buyer, and they could only answer 2. I really didn't expect this amount of laziness and incompetence from EA's.
My biggest regret is signing up the EA for 3 months exclusive....assuming I can't break my 3 months contract early, I'll be changing agents as soon as my time is up and going for a much shorter term to give them something to focus on. It's absolutely amazing that EA's are just so thick that they can't realise that if you give someone good service, then they might not switch to a competitor. I know we're in a tough market which might explain the lack of results, but seriously....how lazy can they get?
I think it's time to name and shame these EA clowns.

The housing market is pretty much stagnant at the moment, it's horrendous - I can't ever remember it being like this. It doesn't matter who I talk to everyone is struggling - it's been in the news recently that 1 (maybe 2) of the builders that build estate after estate of new properties has stopped all new builds, they're just finishing off what's currently on the go. That in itself is a shock.
We're renting at the moment (thankfully) but my parents neighbours had their house on the market for over a year before they sold it - I dread to think how much they dropped their price by.
