Selling or leaving your house ???

Hi all,
My family and I are looking at being granted our visa in the next couple of months.

The problem is this;
I have been offered a 457 sponsored visa and my new job comes with an apartment for a few weeks until I get my self settled.
This means that I may need to go to Oz on my own for a month or two leaving my Wife and 3 kids to try and sell the house.
We have about £30,000 in the house (if it sales for the asking price) but by the time wev'e paid all our bills and fees, we'd belucky to have £10,000 left over.
This £10,000 will be our costs for shipping fees, flights for my family etc etc.
Here is my options and I was wondering if anyone else has done the following:
1. Wait to sell the house and get as much cash as possible (means leaving wife and kids) but no guarantees of selling at the moment.
2. get a loan on the house for say £10,000 and just leave the bloody house and get to Oz as a family.
3. none of the above (someone on here got a better solution).

Is there any way the mortgage company can catch up with us in Oz ?
Will they check our credit once in Oz ?

Any advise please.

SORRY NO ONE HAS REPLYED I AM BUMPING YOUR THREAD BACK UP TO THE TOP FOR YOU .... WE HAVE RENTED ARES OUT BEEN ON THE MARKET FOR A YEAR , SO WE HAVE TO START SAVING LIKE MAD NOW CAUSE WE HAVENT THE MONEY FROM HOUSES SALE ... WE DONT GO TILL NEXT YEAR THOUGH .... HOPE YOU SORT THINGS OUT ... KAREN

Your option 2 has been talked about by my Hubby, I can tell you!!!!!!!!!!!!!!!!

Would you not be able to get £10,000 out of your house - and then rent it rather than just abandoning it......................rentals in real short supply - more than ever at the moment!!?? Go to Oz and just forget about the house back in the Uk and the rent will cover your costs..............if the rent wont cover your mortgage would an interest only mortgage not work for you??? (lower monthly payments)

WE HAVE AN INTREST ONLY MORTGAGE ON THE HOUSE , WHICH HAS LOWERED THE COST OF THE MORTGAGE AND WE ALSO HAVE AN INSURANCE WHICH COVERS YOU FOR WHEN THE HOUSE IS NOT BEING RENTED .... HOPE THIS HELPS KAREN
