Hi everyone , am just sitting here thinking about my house that i have up for sale , Its been on the market for 10 months now only 4 viewings , I am with my second agent , Who are suppose to be fantastic (bollocks ) am sorry about that but there really annoying me at the moment . They never send me any feed back no infantrys . I moved to them in november only had 1 viewing with them , I know the market is slow , but they seem to be sitting on there bottoms and i dont pay them to do that , So guys any advice on how to kick an estate agent up the backside is most welcome ....... sorry for moaning .... karen

Tell them what you want Karen, have you told them you are moving to Australia and are on a deadline.
I did this on Saturday after 10 days on market (not long I know) and this week I am the featured house in the paper and they have lined up another viewing..... oh and we dropped by 10k.
Had a look on the website UpMyStreet - For Where You Live this morning, it tells you what in your area has sold and if you register (free) it tells you how much it sold for.
It is about 2 months behind by time contracts are exchanged. But the last entry for my area is January and things are definately moving around here it just doesn't seem like it. My EA sold 10 last week
Getting an idea of wat it sold for also gives you an idea of what to pitch yours at.
The house on the next block to me sold for £160.000 but needed complete modernisation and I mean everything, we are on the market at £189.950 and need nothing doing. So hopefully we are pitched ok, we have undercut everybody round here and the only others on the market at my price need modernising.

you are not the only ones in this position. We are just moving on to our second agent and have already dropped the price £5k. It is so frustrating when all you want to do is get on t hat plane and go. We only applied for our visa in January but I am pretty sure we will end up having to go out to get our visa validated and come back as we won't sell our house by Xmas!!
The market should start to pick up soon though so all we can do is keep our fingers crossed, hassle the estate agents as much as we can and hope for the best!!

Our house has been on since June last year, and like many people its not selling. We'v reduced it twice, and had people round, but no offers!!!!! I am in 2 minds as to change estate agents, because our went on in June 07, we didnt have to pay for a HIP as it is only a 2 bed terrace.
My question is would we have to pay to have a HIP done if we moved to a new estate agents?
We didn't do a HIP first time and the agents we have gone with have said we still don't need to do one. They did say though that if they think it would be advantegous to have one, they will let us know, but they will pay for it and add it to their fee, which is good.
Not sure if this will be the same for you. It might be worth ringing round the estate agents in your area to see what they say.

As far as I am aware, everyone now has to have a HIP... that is certainly what we have been told by our Agent. Your current Agent should, in fact, have got you to pay for one and get it arranged. They are only valid for one year, though, so bear that in mind.
I wish you luck... Our's is still on the market, but we are seriously lacking in viewers; Only one in 11 weeks!
We are HIP exempt as it went on the market before they became compulsory for our house type. Our agent says that as long as it stays on the market (i.e you don't take it off for a few weeks then put it back on with a different agent or something), then you remain exempt.
Whilst we're on the subject of the crappy housing market, ours has been on since Aug last year, 3 viewings and nothing since Xmas , got to validate in August, feel like the dream is slipping away at times, wonder if we'll ever get there

I am really fed up with viewers bloody cheek, one viewer loved the house and therefore made us an offer off £28,000 below the asking price................she thought we would accept because we are moving to OZ. I was fumming, its a insult. Our house is on the market for a fair price and we expect people to offer less but £28,000 less, flip we can rent a house in OZ for 2years for that or as my hubby says, buy a boat !!!(didn't no we were planning too???). we had a knock on the door on Tuesday, it was a bloke hubby knows who asked to look round, he had shown an interest a while ago but never came to anything, we have not heard from him yet but fingers crossed he may have some news when hubby sees him next
so our next dilema could be how we tell the agent we have a private sale, not sure they will accept it even tho this bloke has not been near an agent, we have a board up so they will probably say he saw that, but he did'nt he knew about our house because hubby told him about it
Life is going to be sooooooooooooooo boring when this is all over
But to answer your question I would have an open honest converstation with your agent ask them out right if they think you are on at the right price, check out the recommended web site so you have a good idea what houses are selling for yourself.
Decide how much you can afford to come down by, there is no point keeping it on the market if it is on too high, if you want to sell you are probably going to have to drop - this is something I am really struggling with but I am sure that I am going to have to if we have not sold in the next 2 weeks.
And then tell them exactly what you expect from them, tell them you are going to give them notice if they do not start communicating with you, I got so fed up with our first agents I sacked them and sent a copy of my letter to the managing director, they let me out of my contract with no notice.

hang in there the market has to start moving soon, Easter is supposed to be a good time to sell.
