Urgent help re: estate agent please!

Hiya,

Just had draft details inc photos back from our new estate agent and they are absolutely cr*p! I'm going to go to there office tomorrow (to give OH a chance to see them first) and find out whats going on, the presentation and the photos are so awful I can't believe it.

Anyway my question is about the 12week contract that I signed with them (which is post dated 9.2.08) Does anyone know if this is binding before the date marketing starts (9th) is there always a cooling off period on contracts like this. I've looked thro' the small print and nothing is mentioned. I don't know what we'll do yet but I would like to know our options before I go off at them tomorrow.

Dont know if this is any help , but ares were the same the photos and lay out were terrible , i got on to them told them i was not happy and told them how i wanted it all done and they were happy to change it all . At the end of the day your paying them to sell your house ... good luck .. karen

Hiya,

I've had a lot of experience with estate agent contracts and there isn't normally a cooling off period with any agency agreement. You could, possibly, cancel the agreement as they haven't actually started marketing. An agent will normally back down if you push hard enough in this situation.

If the above doesn't work, then complain about your photo's, and property particulars, until they get it right.

Well we are just about to cancel our contract with our estate agent, we have only had one viewing since November. I just called them and explained that I wasnt happy and I only have to terminate my contract in writing and they have to contiue to market the property for 2 weeks after that. Not sure if it would be the same if they havent actually started marketing your property yet, only downside we lost £117 on marketing fees but its worth it to get this place sold.

I had my photos done 3 times with the same agent and still wasnt happy but they did re-do photos every time I asked.

Thanks everyone,

I've calmed down a bit now, I was raging earlier. We've decided to keep them on and I'll go in tomorrow and explain in a calm manner

that the pics etc are cr*ppy and need to be done again asap. What also annoyed me was that they've had over a week to do this and it wasn't until I phoned them this morning that the did anything. Anyway I'm sure it will be okay in the end they prob just need a firm hand!

Hi

We have taken our own house pics and put them on a cd ready to hand to the Estate Agent when we put our house on the market. I have had some valuations and told them I will take my own pics and they were happy with that.

If anyone wants to see how we did ours then please send me a private message email and I will send you the zip file of our house pics.
