House Sale - some people so cheeky!

Hi

We moved out to Perth in August last year and had to leave our house on the market. Had an email tonight from the estate agent to say they had an offer of 20 thousand pounds less than the asking price (we have already dropped $25k) plus the potential buyers want us to take it off the market - they have only just put their own house up for sale. Do they think just cos we've emigrated we want to give it away, if they had asked before xmas I could have wrapped it up for them!
Even the estate agent was really apologetic in her email! At least she said the office is getting busier and things seem to be picking up with the housing market.

Anway just wanted to have a small bemused rant.

I know its so frustrating people think that because you're emigrating they have got you over a barrel and can just take the p**s. Don't worry things do seem to be picking allbeit a little slowly but hang in there, we are

Hi dizzy

We still have the process of selling our house to come and you just know that once people find out why you are selling they will try and knock you down thinking that you want a quick sale.
We should be hopefully be putting ours on the market in the next couple of months so hopefully like your estate agent says things will start to pick up.
If you are not desperate to sell then I'd tell them where to stick it !!!!

It was bit difficult for Lynne not to let on that she was living in Australia but we didn't tell our estate agent why we were selling the house. As far as he was concerned we were selling up, possibly renting somewhere up north and when my hubbie mentioned he loved canal boats our agent got it into his head that we were going to live on a narrow boat somewhere. We didn't tell him otherwise and are glad that we never mentioned the oz thing, reckon we'd have had some daft offers otherwise!

Hi diz,

I'd tell them where to get off - tell them to come back with a better offer and if it's £10,000 less than the asking price you'll accept but keep it on the market and open to viewing. if it's £5,000, the agent won't show anyone else round.

Some people eh! I'm definately with Ali on this one. They need to come up with a better offer. Its incredibly irritating that people think that just 'cause you're emigrating that you are willing to give away everything you've worked hard for.

Im not sure who told you that the market was picking up, but i believe the opposite is true.

I work for a construction materials supplier as a market analyst and also have my house on the market. What i can say is that most housebuilders are predicting a difficult year. Many are already taking action by trying to cut costs on contracting work already done by asking for a 5% discount (although this will be tricky when the work has already been contracted and completed!!!!). House prices are forecast to go down, and there are low levels of mortgages being agreed. Nearly every indicator suggests it will be a difficult year to sell a house.

Our own house has been on the market for 3 months and we have not had a viewing since christmas, although January is always a tough month. We are now going to take it off the market for a few months whilst we progress our move to Australia - we are at a very early stage.

Forecasters cannot decide between a gradual decline in the market, or a crash. Some are predicting as much as a 20% fall in house prices over the next year. others much less. What i will say is that almost every forecast ever written will be wrong.

My guess would be that your potential buyers are considering both your own personal circumstances and the general state of the market when offering such a low amount.

What you need to decide is
1) what would a worst possible scenario mean (20% drop in the market)
2) How much is it costing you each month not to sell your house - i.e. are you having to pay more by having 2 houses rather than one. Costs could include, Utilities, maintenance, mortgage interest/rent, loss of investment income etc.

You need to weigh up the risks. It is difficult to comment on your own personal situation, but dont just dismiss an offer immediately, they will be hard to come by at a good price this year.

I moved to Australia in June

from what i have read from various economists the house part is over
in the U.K.

I am in agreement with your assesment of the U.K current market condtions

I tend to agree with the last two posts on this one and say don't rule it out totally. Obviously how big a drop of £20k is depends on how much you have your property up for sale for but as a guide this is what has happened to us:-

House was valued at between £550 and £500k when valued and put on market in May 07.
Put in on for month at £525k, bucket loads of viewers and with hindsight should have accepted one of the offers. Month later reduced to £500k. Between Aug and Nov we had 4 buyers at £490k all of which we accepted but each and every one of them couldn't get mortgage agreed (despite some saying all had been agreed in principle). 5th buyer came along at £465k but they too couldn't get a mortgage (it also appeared at that stage that lenders were also getting picky about the type of property they would lend on too!?!?! - nothing wrong with our house as we had our own survey done after this buyer).

We have now accepted an offer of £440k from a cash buyer. It breaks my heart to sell at this price but the reality is we are struggling financially now and it would cost more to keep it than to sell at this price and get out, if you know what I mean. This also means that we have sold it for less than a similar house a few doors up which was sold 2 years ago despite ours being bigger, much better and with more land - not my words by the way!!! I was aware that property had not risen much at all in our area over the last few years but am also aware that the next year is going to get very rocky so we are having to grit out teeth and accept this is the best option.

Hi Thanks to everyone for your replies. It is a difficult one as the housing market is just something we can't change. We didn't dismiss the offer totally, just sent a message back saying we would not be taking it off the market until a buyer was in a position to proceed and that we could talk about the price. So something may still come of it. I wasn't so bothered about the lower offer as I understand where they are coming from and you can obviously negotiate around that but just thought it a little cheeky to ask us to take it off the market while they tried to sell theirs as
it had only just gone up for sale! From what I can see on some of the recent threads and from what Lynn has said a lot of us are having the same difficult decisions to make on this one. Well fingers crossed someone will buy it soon.
